HSBC Beneficial telling us we owe 10 s of thousands of dollars in back taxes and we dont. Sent them proof that they are paid... they still say we owe taxes??? Brandon Florida

 I seriosly think we are being ripped off ... or at least they are trying. HSBC Beneficial sent us a letter out last month that our taxes were overdue for 2013. well I know I paid them sogot the receipt sent it out to them ... 2 weeks later get the same letter stating that we owe 10 plus another 20 thousand in back taxes ... well i contact local tax office ... no they tell me gotta be a scam ... contact the court house ... court house says they already had 100s of calls about this kind of thing. they print me out papers to send beneficial hsbc .... ur taxes are paid in full as of this date ...

im sorry but we have about 1500 dollars left to pay on our mortgage. nobody there can give you a straight answer about where they are getting this information. but it sure isnt from the tax claim people. i also asked for a pay off amount and have yet to receive anything on that... i will not submit to their ignorant greedy ruthless ways ... im sorry ... i will fight back!!! we have paid our mortgage payments on time for over 30 years. no one deserves this. I fought breast cancer last year and kept working thru chemo and radiation so we could pay our bills .... and then ya get this s**t ... really ... i just want to pay them off and be done with this.

Yes i believe every word of what you are saying! I am calling up our attorney first thing Monday morning ...I am in shock at all of this ...just thinking about how nice it was going to be having our loan paid off .... been ongoing since 1998 ...really and now we get this crap ...never a late payment ...and taxes always paid ...and still get notices from them that they are forclosing ... I always thougt if you work pay your bills ...eventually its gonna pay off ...i guess if you dont get a loan from HSBC or Beneficial

HSBC is one of the handful of mortgage servicers that aggressively try these types of escrow shortages to foreclose on your home. The more equity you have, the more likely you are to be a target.

How this works is you get the letter you received. If you don't take action right away  - either by sending them the funds (not recommended when you have paid already) or by getting a good real estate attorney that also litigates, they will start foreclosure procedures on your home.  They use the reason that you defaulted when you didn't pay your taxes, yes, even when the taxes are paid by you directly.

HSBC does not need you to be behind in your mortgage payment to start foreclosure proceedings. You only have to be behind in your tax or insurance bill. Or, if you are not behind the mortgage servicer only has to claim you are behind to start foreclosing. So be careful here. HSBC is not looking out for you (as you are well aware).

This is a very common method by these types of mortgage servicers to pick up real estate from those that don't know how to fight them off.

It is very important that you retain an attorney, immediately.

Sometimes the attorney only has to send a letter to get them straightened out. Sometimes it is much more involved. Don't let too much time go by or a foreclosure notice will be filed. The more equity you have in your property, the quicker they file the notice. Good luck. You can win this by acting quickly.
