I rented an apartment at Hunters Woods one year ago. I paid a non-refundable deposit at move-in of $249.00. I was told at that time that because i had excellent credit i was not required to pay any additional fees (that could be refundable as long as the apartment was left in good condition). It was explained to me then that the $249 deposit was to cover "reasonable cleaning fees" such as touch up paint and steam cleaning the apartment and that any damage or cleaning outside that scope would be charged to me.

I moved out after my lease due to less than stellar conditions at the complex. Feral cats, rude managment, pool often closed for no reason etc. I gave 60 days notice. I was asked before the 60 days were over that if i was going to move out before my schedule date to let them know so they could get in to clean sooner. I said i would be happy to do that if they would pro-rate my rent. They did not agree to that however they DID want to get into my apartment early to start getting ready for the next tenant. I declined.

A little more than two weeks after i moved i got a bill from Hunters Woods for touch up paint and steam cleaning the apartment totalling $137. I asked why. They said it was cleaning fees. I explained i had paid the non refundable deposit for that purpose and the reply from Hunters Woods was that this amount was now a "Admin" fee. I asked to see a break down of what this newly named "admin" fee covered. No response.

Deceptive practice at best....along with never verbally disclosing that i needed to give 60 days notice before moving out. I just happened to have done this thankfully but not at any time was this disclosed to me verbally. I think most people think 30 days is adequate so i think this is their way of duping the tentants.

I was one day late on rent due to a clerical error and a large pink notice was put on my door (3 days to vacate)....really? an email or a call couldn't have sufficed??? I gave notice immediately after that. My direct deposit was delayed ONE day and after 10 months living there and never being one day late the response is to put that on my door? I understand they have a job to do but is that they way to do it? They called me plenty when they wanted me to leave early so they could clean (didn't respond when i said they would have to pro rate my rent)........they managed to call when they wanted something but not so much when the rent was ONE day late. One day. 24 hours. The second i saw that on my door i was done.

Now i am being charged this cleaning fee because my deposit has now been labled an admin fee. Classic. I will spend from now until the day i can no longer speak making sure every person in this valley avoids this place like the plague. I work close by and advise students at my work on lodging and the single only thing i tell them is to NOT RENT FROM these vultures.

Is what they did illegal? I have no idea. I can tell you was deceptive as all get out!!! I think that the average person thinks that when they are told they paid a $249 deposit for "reasonable" cleaning fees that it would mean that it would cover "reasonable" cleaning. Do not believe a word out of these people's mouth. Once more, the place was run down, smelled like cat feces (feral cats EVERYWHERE), and no one picked up after their dogs, the pool was not well maintained, the heat/air never worked correctly, and the managment was the rudest ever (save for Melissa, she was very kind).
