Appraisers beware of accepting appraisal orders from Independent Settlement Services, LLC... unless of course you like to work for free or can wait 90+ days for payment.  When calling to follow up on late payments, there is not a person available to communicate with you... just an email to vendor payments.  Independent Settlement Services requires all vendors to send a month end invoice for billing. This is very uncommon and not a good business practice! There is always a delay, an excuse and of course, an apology. What really gets my goat is they call daily and request status updates to be posted to their website so it does not negatively impact our service rating.  HA! You do not want to know what I said to them the last time they made this comment.  No more. We are done.  The demand for appraisals are high and services companies like this will soon disappear as appraisers and lenders refuse to deal with their lack of business etic.
