This report is for any, and everybody who is thinking about investing in a franchise, particularly a commercial cleaning franchise,I invested or should I say was deceived into investing $12,000 into a Jan-Pro commercial cleaning franchise, which just turned out to be a legal "SCAM", IT WAS A NIGHTMARE, and it still is even though I am not a so-called franchisee anymore,let me tell you in a nut-shell about this sh-t, because if I could put everything I want to tell the world, no one would read it because it would be too long.
Basicially, Jan-pro(Franchisor), is like a general contractor, who gets you accounts to clean for anything from $200.00 dollars a month to $1000.00 and up,( alot of under bidding goes on as well)you the franchisee(self contractor)goes out and cleans the under bid account(s) for much less then you think you are getting paid, first off jan-pro charges a big percentage for royalities, insurance, management fees, etc...(trust me they don't manage nothing)
also, since you are basically a self-contractor, when you receive your check no taxes are taken out just jan-pro's cut, so that way they send you a 1099 tax form at the end of the year, which means you have to pay a sh-t load of money for taxes, while they use you as a tax write off, also jan-pro has a form of modern day slavery going on...what I mean by that is if you worked the whole month of January, you wouldn't get paid until the end of febuary, and by then you would be getting utilities cut off, and you would be behind in bills,etc...
Also, even though they market that they grow your business for you they don't once you get your accounts that you signed up for they send you out a certified letter stating that they have 'FULFILLIED" their legal obligation..even if you lose some accounts, they still won't give you more accounts to replace those accounts, even if you lost them and it wasn't your fault.
Also let's say you think you are making $5000.00 a month, your nor, because they are taking their cut out, and " uncles sam" will take his, remember that and if you do the math on that type of income you will owe the irs more than $10,000 in taxes, even if you have all of your business receipts........ IN A NUTSHELL,... DO NOT INVEST IN A SO-CALLED COMMERCIAL CLEANING FRANCHISE...

David3030 is not a franchise owner, his real name is Brad Rush, and he is a liar...why would a happy franchisee, write an opinion about them, why would a happy franchisee even be on this site, looking up jan-pro of atlanta....that doesn't make sense, plus anybody who has read my truthful article, about the JAN-PRO SCAM has also seen several other people who I do not know agree with me by telling how they too have become victims of JAN-PRO'S shady business dealings

I have seen Jan-Pro in Santa Maria California cleaning a suite so poorly and unprofessional it is absolutely awful. They under bid everyone I mean any cleaning business they will under bid them. Then they say they will do everything for cleaning, turns out to be bunch of crap. I see them clean in an office that is over 8,000 sq ft in 30 minutes and gone.
They pull up in an unprofessional dirty vehicle, no commercial signs, their gear is all over the bed of the tailbed of a dirty white pickup truck. They throw trash in the recycle bins, they even throw trash in the recycle cardboard dumbster. They do not read the labels on the correct place to throw the trash and on top of that the Jan-Pro guy takes a piss right out in board daylight right next to the dumbster next to his dirty pickup truck.
I am also questioning if they are illegal immigrants working for this copany because Jan-Pro charges so little to for their franchisers to make anymore to hire questionable cheap labor.
They get sucked up with so many fees from Jan-Pro they cannot run an affective businesses at all.
This company sucks!

I'm a current employee of Jan-Pro, and I'm interested in this Class Action Law Suit. I'm attempting to get out of the business and have considered a Law Suit. My frustrations are similar, but my biggest complaint is we're paying 5% management fees for nothing.
If anyone could tell me what lawyer is handling this, please let me know.

Me and many people from around the country have been ripedoff by jan-pro. I was working these badly underbid accounts were I was making less than minimum wage. I had to give up the business because I could make more money working a minimum wage job. I'am now part of a National Class Action lawsuit.

I have owned a Jan-Pro business since 2006 and have been very happy with it.
If you failed to understand how to run your business, you should have met with Ron or Brad for advise. As noone nor any business is perfect, I have found errors in my business dealings with the Atlanta office. Each and every time they were corrected immediately and in a business like manner.
I will not attack you personally since I do not know you but I DO know the Rushs' and they are not out to "Ripoff" anyone. They do not make PIE IN THE SKY presentations or promises. They do however offer an opportunity for people that want to work hard and build a solid business. Any and all information on how the system works is give before anyone is allowed to purchase a business. You apparently did not understand the system and chose not to ask questions about it. As with purchasing any business YOU must understand what is involved in making it work for you.
