JB Drafting & Design JB Drafting and Design Provided architectural plans to client that were different than plans submitted for permitting Pleasanton California

We hired JB Drafting & Design to draw up plans for a home addition (approx 500sqft), this was a mistake as there were issues from the day construction started, some of the dimensions were off significantly.  The contractor had to call her to come, measure again, and draw up new plans, and repeat the process again.  Communication between Jen and the engineer was poor as the engineer had to come to the construction site and told us that the plans he drew up would not work because JB Drafting & Design had not relayed critical information about the existing structure.  All of these delays racked up thousands in construction costs, engineering fees, city fees, and inspections.

Short list of issues with plans are as follows:

Plans provided for building permits had architectural plans which we, the client, approved accompanied by building plans which were different in very important ways for us, the client, and never would have approved.

Backyard patio sliders planned for two 8'x8' doors, as per architectural plans approved.  Building plans had two 7'x8' doors.  During construciton it was found it was not physically possible to fit two doors 8' wide because of the measurements of the existing structure were off by approx 3ft.  They came, remeasured and provided plans that, again, would not work, came measured again, developed plans that would not work and we eventually settled on a final door dimension of 7'x14'

Measurements of the existing structure were off by up to 3ft in some areas resulting in delays, fees, reframing costs, and last minute design changes

Skylights planned were not possible to fit as one of the skylights was positioned right on a ridge line for the roof.  Additional costs in fees, permits, and last minute design changes.

Window sizes had to be changed on the job site because windows in the plans would physically not fit as designed.

Ordered custom cabinets for laundry room, had to change order because room was much shorter than shown in the architectural plans.

I have attempted to resolve the issues with JB Drafting & Design after everything was finished but she was not willing to accept reasonable responsibility and only offer me a minimal refund of some of the incurred fees as a "gesture of goodwill".
