I am sad to say that I finally got ripped-of in the seminar scam.

I am a somewhat sucessfull real estate investor and very leery of seminars. However, I wanted to increase my leads for properties and was into probate already in quite an accidental way. I had 2 sucessful probates under my belt but I dint have enuff properties coming in as the ones I had bought I found with my existing set-up and I caused the probates to happen.

Then I see this J.G. Banks Institute probate infomercial and thot this is it, a systematic way to find probates. I was not looking for get rich quick but i was looking for a way to increase my probate traffic and if i only got 4 more properties a year I'd be satisfied. I went to the free seminar and got hooked by what look like a really good guarantee... the longest in any seminar i had been to... 6 months.

The guarantee went some thing like 'if in the first six months you buy a house according to guidelines and fail to make the cost of the seminar back' SOUNDS pretty good huh. Well that guarantee is worthless. You if u buy a property according to their guide lines it is impossible not to make a profit so if u dont make a profit you they can say you did not follow their guildelines On the other hand they fail to mention the very big problem that the guarantee fails to mention what if u cant even buy a property !!! I did not realize this till too late cuz after the end of the first day of the class its too late. you just cant tell after one day whether or not it would work ( i could not tell after 3 which I guess should have told me)

Now for the nuts and bolts, basically i spent 4500 bucks simply to find out where to go to get a probate list ... cuz it dint work like anything they said. I spent 2 wks (like 10-12 hrs per day) trying to figure out what to do and learn that in ARIZONA it does not work anything like they say and that about 90% OF PROBATES DONT HAVE ANY REAL ESTATE and you cant find out at the probate place if they have property or not with the exception of a rare few. What they dont tell you is that you have to go to another web site (county or what ever) and do a property search. and God only knows how you find personal property of which I have little interst in

FOR $500 BUCKS IF YOU ARE IN PHX ARIZONA AREA I WILL TEACH YOU THE RIGHT STUFF ABOUT PROBATE LOL

The only student I am in contact with from several months ago actually found some probate representatives talk to but they hung up or were totally unreceptive ... am following that up

i forgot to say that i have not ask for a refund becuz ... i dont think i can according to their terms and conditions that i did acknowlegde tho in my opinion they misled me with the way it was worded
