I am a Realtor in the Monterey Bay area for the last 14 years.  I have been a member of our Associations Professional Standards Committee for the last 4 years and the Grievance Committee 3 years prior to that.  In all my years, this is the biggest scam/fraud that I have come across.

First, I am ashamed I didn't research Joe Dileo more thoroughly before I sent $6,500 to get started in his Seller leads program.  If I would have looked here on Ripoff Reports first or around on the internet closer, I would have found many red-flags that may have otherwise scared me away. I suggest anyone else considering doing business with him does their research.

Second, not only did Joe make many promises that he never even started to fulfill, but he had a money back guarantee that he has not honored.  *I have emails, texts, & voicemails to confirm his promises and avoidance to repaying me my $6,500.

Here is a snipet of what he promised without a single unsolicited update:  April 23, 2014

Prior to leaving the office today we secured our third & final Monterey/Carmel client.  We would very much like you to be the first of 3 Santa Cruz clients.....I'm certain we'd produce huge volume together for many years.  As such, I extended you a further guarantee of three 7-figure listing appointments in next 30 days; this is in additional to our company guarantee of $10M in transacted volume in 12 months.

I went "active" with his company April 28, 2014.

Third, I feel I have been more than patient, nice, & professional until now.  I had given Joe Dileo and his company 4 1/2 times the alotted amount of time he had asked for to start producing results before requesting a refund.  He never once reached out to me to give me an update or an explanation without me initiating the contact:

May 12, 2014 I checked in on progress.

May 13, 2014 Joe responded with "team is working hard".

 

May 28, 2014 I checked in after 30 days which was the time limit for their performance.

May 29, 2014 Joe responded "they were working like dogs".

 

June 13, 2014 I checked in again when they still hadn't performed or updated me. I even offered him a nice way out of the contract, if it was taking too many resources for him to meet his obligations.

 

June 16, 2014 Joe responded that they had "generated many high-quality leads that (they) were incubating", although they never provided any to me.

 

June 28, 2014 I started to realize that I had possibly been scammed when they contacted a colleague to get him to sign up in the same area.  I asked Joe why they would do such a thing when they couldn't even produce results for me, especially when I offered to be a "raving fan" if they did produce results. Luckily my friend/colleague realized that the proposition was not what it was cracked up to be.

June 30, 2014 Joe responded with a blatant lie, saying they weren't trying to get more agents onboard in my area, but my colleague was contacted!

August 8, 2014 I ask about the refund after 3x the guaranteed allotment time.

 

After no response to my email, calls, & texts I wrote to Joe on Sept 13, 2014 following up in regards to my vm.  It had been 4.5 months since starting & not a single lead or even an update from them that wasn't solicited.

Sept. 14, 2014 I resent same email as above.

Sept 15, 2014 I sent similar message as the two above, but this time with a clear date of when I had called.

Sept 15, 2014 Joe responds by acknowledging that there will be refund. I was momentarilly relieved...

 

Yes sir, its been approved & sent to finance.  Sorry Jeff

 

Sept 18, 2014 my response to his refund email:

No hard feelings.  Bummed it didn't work out.  BTW, what happened?  Why weren't there any leads generated and no updates?  I know Santa Cruz can be a tough nut to crack, but I figured we should have had some movement by now.

Nov 3, 2014 I inquire about location of refund.

 

Nov 12, 2014 after repeated attempts to make contact with Joe, I started getting frustrated and sent him an email with my proposed course of action.

 

Nov 13, 2014 Joe responds to my email from Sept. 14th, instead of the one I sent the day prior to him:

I was told it was approved and have forwarded this latest note from you to AP.

I responded back the same day after finally hearing from him hoping to get a Fed/Ex number, a photo of a check, something to prove that they were keeping to their written word.

 

Joe has never responded back & has left me no alternative, so I have filed small claims suit against Joe Dileo and his company Bentley Global Relocation, Inc. because of their breach of contract.  I have given Joe so many opportunities to make things right, but he won't respond and I am now very upset!

Please, please, please, if you are a consumer and reading this, RUN THE OTHER WAY from Joe Dileo.  If you don't, you run the risk of losing your money, time, & frustration of chasing him and his lies down. Joe Dileo should be prosecuted!!  If someone knows how to do this or wants to start a class action lawsuit, I am all for it!!

FYI, Joe may have a partner OR another friend operating a similar scam as noted in a previous complaint regarding Joe.  This is what the complaint said: Note: Listed in RipOffReport.com, there is a remarkably similar company, in DiLeo's same town, with the exact same service (pre-set listing appointments to realtors), with the exact same complaints as mine; Fitzgerald Coaching. Bob Fitgerald is who they were referring to and is also found on here quite a bit.
