Johnny L Shaw (29), owner of East Coast Property Service and Management, and his live in girlfriend Lauren M. Seamen and his 2 children from a previous, her 2 children from a previous and their soon to be arriving baby together, are liars and do not pay their rent/bills.
Without doing a background check on either of them, they moved into a rental property and never paid rent. They always had excuses. Broken down cars, hospital bills (which he threatened to take the property management company to court to pay, even though his litlle girl has pre-existig conditions. Always drama.
They left the house a mess! the four children ran around that home (5 and under) like little banshee's. The family trashed the carpeting/inside the home and left a lot of garbage in the yard.
They moved in with no money down (as they were "in a bind with their vehicle breaking down". They promised to pay within the first 2 weeks, all monies due, They left owing 2 months rent, plus damages. They never paid. They have been evicted (currently going through the courts) by the property managers.
Johnny has his own business "Property Preservation". He conducts evictions himself. He keeps his attorney on call. He states he knows the laws about evictions, what you can and can not do. He threatens law suits regading the homes he lives in (black mold lung issue), and wants property managers to pay his children's medical bills. On and on.
His girlfriend (who claims him as her hubby) posts items to facebook stating what a great guy he is to her. He presents her with gig screen TV's, leather couches, jewelry, washers and dryers, clothes, etc. A former friend stated that he removes these items from his "Properties" that he "Preserves" (REO's) that he is issued from the bank(s) he works with. Theft or not?
Upon reflection, records renetly pulled from Alachua County Courthouse (http://www.alachuaclerk.org) we located 5 previous evictions on file under (2011-2013) his name SHAW, JOHNNY. Ours will be the 6th to go on file.
Further records indicates domestic violence issues.
Don't be nice like us with this guy. You will loose money and end up in court. OCT 2013, Gainesville FL

It came to our attention that Johny Shaw has been receiving mail at our property managed address. He has been coming by at random hours to gather his mail, illegally, while our new tenant is at work.
We reported this to the local authorites, along with the schools in our zone, to prevent further fraud.
