Ended this dark subcontractor-relationship BEFORE I was monetarily ripped off. However, I saw the train coming with their abusive Subcontractor contract that takes advantage of the unwary --- who don't read the details. J&S staff are unable and unmwilling to explain the numerous contract clauses that assign monetary responsibility to the Subcontractor for anything and everything that can go wrong. Even losses due to legal disputes of J&S not involving the subcontractor, is, by contract, a monetray loss to the subcontractor. There are several local subcontractors who have put J&S Construction on a list of banned GCs. Word to the wise... DO NOT add this company to your insurance (surety), especially up front like they ask. There exists scam-GCs who will still attempt to make sophisticated performance claims against your insurance before you even start working. The J&S contract even slips in a right to purchase extra insurance on your behalf to make this style scam possible.
