Kevin Hackenberg was being investigated in Michigan and other states for Securities Fraud. This occurred in 2006.
I Googled his and others name and came up with a Cease and Desist order that was issued from California earlier regarding the Birds. They did not stop their criminal activity apparently.

A client was referred to me regarding a house that Kevin Hackenberg had gotten a loan against, in 2007 in my State. The client was 80 yrs old and 820 FICO scores.
Hackenberg and the Birds orchestrated a scheme leading my then client to believe that he would be getting an additional income to add to his fit income.

Hackenberg also told the other elder couple (who sold to prevent foreclosure) Hackenberg told the couple to send him the proceeds from the sell of their home to him.
He told them that the funds would go towards the payments and that they could stay in the house that they were losing.

I caught up with Hackenberg he was in Las Vegas and said that he had an attorney working things out and that he just needed more time.
But apparently he was just looking for someone else to procure funds from.

I found out later that Hackenberg had also use the elder man to qualify for 2 other homes in Illinois and Ohio. My former client also gave to the Birds $30,000 to purchase mineral rights in Utah. Or so he was told.
The client couldn't get a hold of the Birds or Hackenberg.
