This company is one of the reasons property managers have such a bad name.
I leased a home for a year with a $1500 deposit on file. At the end of the year I moved out but only after cleaning the carpets, patching any pin holes in the walls and cleaning thoroughly. It was a 4 bedroom house but I ended up living there alone and I was hardly ever home so the place looked better than it did when I moved in. I did a final walk with the owners and they were very happy with the condition of the place. Then when the property manager decided to drop by for about 10 minutes I told him that I agreed to pay for whatever it was going to cost to change all of the locks. He told me there was a stain on the bedroom carpet and I told him to let me know what it would cost to get the stain out.
Despite my repeated attempts to contact him, he never called me about the carpet. I never received any of my deposit back and when I repeatedly texted or called him he barely had time to let me know he mailed my check to the rental address. Well, obviously I am not there anymore! You could have emailed and asked for my new address...but whatever. Next thing I know he sends me a statement which included, among other things that were NEVER discussed, $650 to replace the bedroom carpet and padding because of a stain!!!!!!! I have been emailing and calling him and I finally gave up and emailed his broker....who also never responded. They said they mailed me a $350 check 8 months ago and I still don't have A DIME! Plus is it even LEGAL to just buy the owners brand new carpeting and charge me for it with NOTHING IN WRITING??? Where is the proof that the owners got the new carpeting? This guy sent me a copy of a quote from some rinky dink carpet company for purchasing carpet. No install, no proof that is was done. That doesn't prove they got new carpeting!!! He also sent no proof of his BOGUS claims of drywall repair, painting and garage floor repair. And he charged me $250 to change locks!
I also had a few issues with the home where I had to sit home and wait for subcontractors and pay UPFRONT for the fixes. This is COMPLETELY UNACCEPTABLE!
I would NEVER RECOMMEND THIS COMPANY TO ANYONE! Unless of course you plan on not receiving your deposit back! Now I have to spend my VALUABLE TIME going after what is rightfully mine!

I already stated the TRUTH in my original complaint.
I don't need to say anymore...you can check public records and see the judgements against him of over $80,000.00 just a few months ago. Also, you can check public records for the Arizona Department of Real Estate where it shows he was ordered to cease and desist business due to "trust account irregularities" and he has had disciplinary action from the commissioner. His license is now showing expired.

The Tenant was given and itemized breakdown of all damages reported in the walk-through. The Owners of the property did not refund the depositt because the damages exceeded the deposit amount. Damages consisted of stains in the carpet that couldn't be cleaned and the carpet needed to be replaced. All locks and door handles needed to be replaced. Scratches and scraps in the epoxy garage flooring. Landscape not maintained. Some walls needed repainting where pictures were hanging. Cables form where TV and Internet needed to be repaired by the cable company. Tenant had unapproved person living in the property. Everything was communicated in a timely manner and itemized.
