This is a warning to ALL people who may be thinking of conducting ANY business with this company. As a loan officer I agreed to purchase 10 Reverse Mortgage leads from Peter Welch a representative and board member of this company. On 11-11-06 I pre-paid for this service $45 per lead for a total of $450 dollars, and it was agreed I was to receive approx. 2 leads per week.

To date now almost 3 months later I have received only 2 leads TOTAL neither of which was valid or qualified. I have since been in contact with Peter Welch and asked for a refund as they can clearly not supply what they promised and Peter told me the company has a NO REFUNDS policy. Not surprisingly Peter no longer answers his phone nor returns my voice mail or email messages.

Other L/O's beware this service is a RIP-OFF. Consumers thinking of obtaining "free Guide" for loan/mortgage information from this company DON'T BE FOOLED this service is NOT what it appears to be!

#2 Consumer Suggestion

The Center for Sound Consumer Advice, Lending Alliance USA

Check out the link below...just another example of the many "hats" that Peter Welch at The Center for Sound Consumer Advice (Lending Alliance USA) wears. He can't seem to remember what his title is within his own 1-person home office little company...that still somehow seems to have a board of directors... :)

http://www.lendingallianceusa.com/downloads/leadspurchaseorderagreement.pdf

Down at the bottom of the page his title is Project Manager. Then on his website, www.soundconsumeradvice.com, he's the Founder and Co-Owner. Then on other documents and advertising he's the Vice President. I think Peter Welch needs to get not only his story straight, but also his own position within his own company. You'd think he could decide on one and go with it, but it must be tough to keep shoving off the blame onto another persona.

This guy is a scam. His reports to consumers are really crappy. Cut n paste jobs that you can find better information doing a quick google search on...And Peter Welch thinks he's doing consumers a service.
Don't be fooled. It's no public service. He's trying to generate mortgage leads and sell them to mortgage companies...like ours, like Gerard's, etc. He fax blasts out his advertisements to as many mortgage companies and loan officers as he can, because it's cheap. This guy knows that it's a numbers game. If he fax blasts out 100k people, he only needs a couple to actually buy his spiel and spend anywhere from $2-4K with him. What he then does is spend a little bit of money advertising on cheap, local radio stations to get consumers to call in and request his free little crappy report. What consumers don't know is that by doing this, they're opening themselves up to be called by whatever mortgage company (or loan officer) he's now selling their information to. It's like forced telemarketing and it in itself is a non-direct violation of the Do Not Call list and telemarketing legislation. The problem is that these consumers don't know what's going on behind the scenes, and that their personal info is actually being sold, sometimes multiple times. But these are not really "true leads" because these consumers never wanted to be contacted or bothered in the first place. Some of the consumers I personally spoke with say that they specifically said they did not want to be solicited...and then their information was sold to us anyway.
This guy needs to be shut down and stopped. He's perpetrating fraud and violations of the FTC. Consumers who this has happened to need to speak up to the FTC.gov and make some complaints...or he will continue to keep this racket going. The reason it's able to keep going is because Florida state laws make it really difficult for out-of-state companies to come in and collect on judgments, and that's if the company is willing to spend another $500+ dollars to fly down for court only to see him never show up. I was willing to do that and have a judgment entered against his company for about $3200. Doubt I'll ever see it, but I'd be willing to spend double that just to see him shut down and out of business.
