LMS charges owners ridiculous fees without any warnings.  I was charged $200 for opening my front door and putting a fan in the doorway to get better circulation of air in the apartment.  They said that the fan was in the hallway!  They refused to remove the charge.

LMS charged $1,000 for two apartments for not having a lease on file.  First they have the lease from the prior years for both tenants.  Two, they saw that the fax came in with errors and I showed them where the fax had been sent, but they still fined me.  Their bylaws state two warnings will be issued first but we only received only one (which is when I faxed the lease to them).

They then imposed a $110 late fee on the March statement when the fee is do on the April statement.  MANY other condo owners are disgusted with the strong arm, unfair tactics of this management company. 

We are also suffering from tenants not wanting to move into our building when they see the HORRIBLE reviews that LMS gets from tenants living in their managed buildings.

We at LMS like to address each homeowner's concerns on an individual basis, but since it is not possible to know who the above person is or at which property they reside, we will respond in a general manner.

Community associations and co-ops hire LMS to manage their finances, maintenance services and management of the association among other things; therefore, we work for and act on behalf of them. The association's board of directors decides how much and in what manner they will fine homeowners for violations and it is up to LMS to enforce these policies.

It is almost universally common for associations and management companies to require that a current lease be on file for all units under their care. It is also common for associations to have certain rules about placing personal items in common areas or hallways. It is the responsibility of the homeowner to know the rules of the association and follow them accordingly. LMS does not have the authority to create rules, only to enforce them.

That being said, we know there are sometimes exceptions or unique situations that present themselves to homeowners, so anyone who wants to dispute any late fee or fine is free to do so by writing a letter to their specific association/co-op Board which can include requesting a hearing with the board of directors.

We're sorry that you feel you have been unfairly treated.  We encourage you to communicate your concerns with your property manager or call our Resident Services department at anytime and speak to an agent who will be more than happy to address your concerns, answer your questions and forward the information to the board of directors.
