Mark Pantak is a liar and a snake.  In January of this year 2011, we located a house for sale in Nederland, TX, and decided to attempt to purchase the house.  We found that Mark was the supposed investor in the house and that the house was actually in foreclosure proceedings.  We met with him on several occasions to discuss the details of our arrangements.  We also met the true owners of the property, whom at the time were not aware of the deal we were making with Mark Pantak, he had lied to them and kept them in the dark on every aspect.  

For several months we waited patiently for the supposed foreclosure to finalize, with very little to no correspondence from Mark during these passing months.  Finally at the end of March, we get a phone call from Mark stating that he had found a way to "get us in the house."  He proposed that we rent this house from him that he had made an agreement with the owners to sublet the house to us until all the Bank business was finalized.  We agreed as we wanted our children in this particular school district as soon as possible.  We also agreed to make the needed repairs to the house as part of our "rent."  He in turn was supposed to be sending the money we paid him to the owners and to the 'lawyers' he had working on our deal.  

We have paid our 'rent' to him every month we have been here, and done more repairs then actually necessary, thinking we were eventually going to close on this property.  With every passing month he has come up with a threat to 'evict' us or a reason that the owners and lawyers were not getting their money and  were backing out of our deal.  Not only have we caught him on several occasions in lies about what the bank has said, he has yet to provide any proof to us or to the owners that he has a ligitamate attorney working for him or us or the owners.  After repeated requests from us and from the owners of the house Mark has not provided any copies of any leases, agreements, or documents from the lawyers or banks to us or to the owners. 

Who knows where the money we have sent to him is actually going, probably straight to his pockets!

There is always an excuse as to why he is unable to speak with us and always a lie coming out of his mouth on where the paperwork is or if there has been any progress on the 'deal'.  To anyone wanting to 'learn' from this supposed Mentor BEWARE!!  He is a snake, and is out to get anyone he comes in contact with.  If you are in a deal with Mark Pantak GET OUT, he is nothing but a joke!!! Hire an attorney and do your OWN research!  I thank God we were able to speak with and converse with the owners and make other arrangements WITHOUT MENTOR MARK, before we made any further VERY BAD Mistakes!

We have complete documentation to show that everything stated here is true and accurate. Make up your own mind who might have a reason to lie? (Both of the reports are false, and we have the documentation to prove it, feel free to contact us. Better yet, ask any of the parties who have made these false claims for THEIR Documentation regarding their lies and slander?)

We admit that we should have better screened this tenant, and their lack of credit, lack of character, and poor track record, and never have let them in the house. Everything was predictable, as that is what these people do. They lie, and do not pay their rent, and then lie about the landlord being at fault.

Having successfully completed over 150 closed transactions, and helped many people, it is unfortunate that it is best to be very careful who you do business with. My business involves dealing with people with bad credit, who do not pay their bills. They can not qualify for a loan, and they are high risk. When there is a problem, it is everyone's else's fault except their own. Often these people can not be trusted about what the facts or truth is, since they twist things to fit their own purposes. If you have ever had to evict one of these people, the stories they fabricate and even tell the judge are amazing.

As investors, we deal in distressed real estate, often involving foreclosures and short sales, which we are very experienced with. The owner of this property was referred to us on a Wednesday night, the house was scheduled for foreclosure the following Tuesday. There was no time left, Bank of America had misled the owner regarding their being willing to work with them, and there was only about one option. We got the house under contract that very same night, with the understanding (with the owners) that it would have to be a short sale, since there was no equity. I travelled to Beaumont to meet with the owners and a real estate attorney, who we had file a TRO (Temporary Restraining Order) in order to stop the foreclosure sale, and buy us enough time to negotiate the short sale with Bank of America. The proposal to the court and judge, by the attorney was successful, the TRO was granted, and we spent quite a bit of money helping the owner to give them more time to move out of the house.

Once they had moved out, the house, while needing a lot of cleaning, and needing repairs, was still in livable condition. Since we had valid paperwork to show our having an interest in the property, we then entered into an agreement with the owners to rent the house, with a right to sublet. We did everything correctly, and the amount to be paid the owners was very low, due to the condition of the house, and the legal fees which had to be paid. We also had paid many of the expenses, so that they could move out of the house, since they did not have much money. We were more than generous in our assistance. Our agreement was that we could only pay them, if we had a tenant in the house paying us.

We were marketing the property for sale (with full disclosure of the short sale situation) or for rent on a month to month basis. (with full disclosure of the short sale situation) We always use attorneys and proper paperwork for everything we do. The party who wrote this report was brought to us by a real estate agent, since they could NOT qualify for a loan, and the house was in foreclosure, and they were desperate to get into the better Nederland school district for their children, we decided to be "NICE" and do what we could to work with them and help them? (Our first mistake) They entered into a HIGHLY DISCOUNTED Month to Month Rental Agreement, based upon the following: (The husband claimed to be an experienced Contractor, and could inspect the house, and make the repairs, in exchange for rent. We rented them the house for HALF of the normal market rent, and they were to make up the difference in repairs. Everything was in writing and fully disclosed. The problems began almost as soon as they moved in! There was a problem with the air conditioning, and even though they had claimed to have experience repairing houses, and had made an agreement to be responsible for the repairs, everything was now our fault already! WE took the $500 they paid us toward rent, and we used the money to fix the air conditioning. (our second mistake) With our showing kindness, which they took as weakness, they went into full attack, and refused to pay rent, stating that the house needed too much in repairs? (Excuse me?) Your husband, who claimed to be an experienced contractor, had inspected the house before you moved in, and you had agreed to take the house "as is" with reduced rent and agreement to make repairs in exchange for rent?

When they stopped paying us rent, we could no longer pay the former owners rent, and of course they were mad, and who knows what kind of lies these tenants, told the former owners about us? The same tenants who refuse to pay rent can be trusted? When you are dealing with these kind of people, everything is someone else's fault.

We really do not have time to argue with these kind of people, and one of my options was to evict them, however that would require additional time, and money on our part. We knew that the bank would foreclose and evict them, so we stopped all further efforts regarding the short sale, and told the bank to go ahead and foreclose. We knew that these tenants would live there for FREE for several more months, and we were done with them. (or at least we thought so?) we have consulted with several attorneys about their slander and lies which they have posted about us here, and all of them told us not to bother, since broke people who do not pay their rent, or their bills, are hard to collect from.

We have complete documentation to show that everything stated here is true and accurate. Make up your own mind who might have a reason to lie?
