I had to work through Mark Z on a property my wife and I were interested in. Of course, an application fee was involved, an application fee that was much higher than anyone else, $120, to be exact. Usually, this is a $30 service, at most. So, I requested that all the information would be sent to me, in the hopes that I could use this information for other properties. Well, the ignorant woman I spoke with agreed to send me the report....., WITH THEIR COST ON IT! They paid $13.50 for the report, and they charged my wife and I $120. That is a $97 profit. This agency makes millions, and they rip people off on a credit report?! I wrote this woman a few times, and she compared the markup to a bag of chips in a grocery store. Well, lady, there is not a 900% markup on chips. Stay away from this company. They take absolutely forever to process applications and they rob people. Clearly, millions of dollars just is not enough to Mark Z and his team.
Here is the e-mail the woman sent back to me (as if I am upset that the property is gone and as if I would ever work with them again):
Sir,
It's clearly stated that the application fee is non-refundable, both on the written application and also online. Your application was not approved by the owner and the owner chose to move forward with another applicant. We are not a non-profit organization and never claimed to be. Yes the credit reports cost less than what we charge.
When you walk into the store and buy a bag of chips, the chips cost less than what you paid. This is no different. The fee we charge covers the cost of the credit report and the time to review each applicant and gather the necessary documents. Regardless of why we charge what we do, that's our fee and we have the right to charge whatever we choose. The
good news is, if you are ever interested in another property we have listed for lease, you won't have to pay again because we will have your information on file. Thank you again.

I have recently sold my house with Mark Z and this claim couldn't have been further from the truth based on my experience with the Mark Z Home Selling Team. My experience with this team was beyond what I expected.
Mark Z was more knowledgeable, had more exposure, and showed more concern for my price range than anyone else I dealt with. When it came to saving me money, he knew exactly what I needed to hear. I learned from dealing with Mark Z that standing pat on my sale price would lose me money in the end.
We agreed to lower the price and I finally sold my house in days. No other realtor explained that to me the way Mark Z did. Not only did he explain it, but he showed me statistics to back up his facts and prove to me that I needed to adjust my expectations.
Even though the house sold for lower than what I wanted, it was sold, and I saved money for selling it sooner than I would have if it sat on the market any longer. This is not the type of person who would try to steal money.
On a side note, if he makes millions like you claim, he must be doing something right.

I don't see where the rip off here is to be perfectly honest. Just because you are not happy with how much profit their company made isn't a reason to say it was a rip-off. When you go to the movies and you pay $5 for a soft drink, which cost the theater literally .10 cents thats a 5 Million dollar mark up, or when you go to the baseball stadium and you pay $4.50 for a hot dog that cost them 30 cents. This is America and if someone is willing to pay the price you are asking for a product then so be it.
I don't think it's fair to blast a company or call them a rip-off just because you don't like their profit margin.
I'm an attorney and from what you are saying, you applied as a tenant on one of their properties, they disclosed the fee, you were willing to pay the fee and now because you didn't get accepted, you want your money back or think they made too much money.
I feel bad for the company you are degrading and really think this website should remove your post. I don't see how they ripped you off.
