We installed Marvin windows in our new construction 4 years ago. Our house was built very air tight and have an air exchanger system running. In the winter our windows have horrid condensation that ices up in colder weather. We have been running our exchanger on high during the very cold days and this leaves us with an extremely uncomfortable humidity of 25%.

This does not take care of the water on the windows. When we complained to Marvin, they told us the humidity level was too high and it is the consumers responsiblilty to keep the level low. Hello!!! 25% is so low that our sheet rock screws are starting to pop and our furniture is drying out! When you place your hands by the windows, you can feel a leak...don't even get me started on the patio door...We have friends who have built homes using less "reputable" windows and do not have this issue.

Our only recourse at this time is to replace these windows (one at a time as we have alot of windows) as I am getting sick and tired of having to refinish them every spring. Anyone else have this problem?

condensation does not indicate a window problem

I have no current or direct affiliation with Marvin Windows. I am in the business of selling building materials to builders and homeowners. At a previous job, I did sell Marvin (among other brands), but my current employer is not a Marvin dealer.

the problem with condensation is no indication of a window problem. The fact that the warm moist air condenses on the cold glass.... just the same way on a hot summer day, condensation forms on the tank of your toilet... has nothing to do with a faulty toilet, it's just science.

if your house was built THAT tight, you'd get condensation on ANY window... Marvin, Andersen, Caradco, Silverline, etc, etc.

That's probably the most common call I get regarding windows in the winter time... particularly on new (5 yrs or less) houses... customers say the windows are bad. I ask what's wrong and they say "it's all fogged up" (which usually indicates a seal failure of the insulated glass) I say "Can you touch the moisture? or is it between the glass?" the conversation ends when they tell me that they can touch the moisture.

the only suggestion I can offer is to either turn down your humidistat, or keep a window slightly cracked.

The person who complained about his Marvin windows did not leave his name or any means by which I can contact him. I would appreciate it if this person would contact me with details so that I can work towards a resolution in the matter.

Marvin windows has a 10 year warranty on components and 20 years on the glass so if there is a product defect, it would be fixed by Marvin at no cost to the homeowner.
