My husband and I have been tenants at Lancaster Gardens Apartments (located in Lancaster, CA) for about 6 years now. THE BEST APARTMENTS ON THE CORNER! until Mashcole Property Management took over.

Within the last year the complex was purchased orginally by LRA Property Management. Upon purchasing, this is what has occured:

Right before christmas of 2005, everyone recieves a month notice that rent will be raised by $200 and about 14 tenants including the assistant manager moved out (this place became a ghost town, and no maintenance for months) so then again we get yet another noticed the apartment complex was being changed to another property management called Mashcole Property Management. The maintenance/security in comparison to how things were before, are now horrible! This place once prided itself on its safety and cleanliness, now has trash all in the parking lot, because the property manangement failed to pay the trash bill, things go broken for months on end (because they are too expensive to fix), gates are all unlocked and left open so people can just walk right into the complex.

Wait it gets worse, we went 3 WEEKS!! WITHOUT HOT WATER...so we called the gas company to figure out what was going on, come to find out, Mashcole Property Management did not pay the hot water bill....???? Go to the California State Website and look up Tenants Acts Rights, and you will clearly see our rights as tenants we do NOT have to pay rent for how ever long we had to go without hot water or heater. (any other matters, it is against the law not to pay rent).

Our microwave and stove has been broken for a YEAR!(because its too expensive to repair). So they keep giving me the run around (ive been eating so much fast food, its ridiculous)

Constantly recieve notices about not paying rent (except they already cashed the check) when I have paid rent on time flawlessly my entire stay there. We have to regularly go to the landlords home to get this resolved. AGAIN not the landlords OFFICE, the landlords HOME!! VERY UNPROFESSIONAL!!!

I wouldnt recommend Mashcole Property Management to Manage ANYTHING AT ALL find a different Management Company trust me, shop around, Mashcole is not the place to go...well of course unless you cant find anything else. People move out of here constantly now due to Mashcole's unprofessional and sometimes ILLEGAL way of managing these apartments, so I'm sure theres always going to be vacancies, and I'm sure they will raise rent again and again...until they eventually go out of business.

The fact is the Owner of this property took over at the time you wrote this complaint. The Owner did not provide adequate funding to manage this, and other properties to the level most tenants expected.

 

If you would contact our company, you would have been given the contact inofrmation of who was in control of the property and who could actually assit you.

We acted in good faith in managing this building. However, we are an agent for the owner. The owner failed to provide us with the funds to pay the basic bills for the building. We did everything in our power to keep the property running well as we do with all our other properties.

I will be happy to provide you with the owners information to get any funds from him that may be due to you.
