McAnally Construction Company M.C.C. & Associates, Inc. Contractor ripped off my dental office through negligent hiring, breaches of contract, negligence to following plans. Royse City Texas

McAnally & Associates, Inc began in 1978 by John McAnally. During a heart health scare several years ago, John gave up partial ownership to Ryan Narramore, a college drop out, who built houses in Dallas growing up, & fell into the job b/c he was a close friend of John's son. Ryan N. is construction manager & 1/4 owner of one of the businesses, either M.C.C & Associates, Inc. or McAnally Construction. M.C.C.'s website states that house wife, Cindy McAnally: "a proud majority owner of the women business enterprise, MCC and Associates, Inc., Mrs. McAnally stepped up to the role of President of the company in 2011. Previously, Mrs. McAnally held the position of Vice President of MCC and Associates, Inc. as well as it's predecessor, McAnally Construction Company. She has assisted in the operation & coordination of over 400 projects over a span of 35 years in the industry. Mrs. McAnally is well versed in all aspects of commercial construction including operations, purchasing, estimating, A/P, contracts, H/R, logistics, and training." This statement is misleading b/c Cindy is an ex-hairdresser & housewife, & knows ZERO about the construction industry. This was a paper move to most likely gain government contracts & bids. The false claims should be investigated. John McAnally retired in 2009 per Ryan N. John was the only owner of the company w/any engineering or architectural qualifications yet he is NOT licensed & is retired. Shannon McAnally is partial owner, holds a college degree in Marketing, & is a secretary for McAnally Construction. Shannon passes tests for the company to be licensed in other states for work, but truly does not know construction. Megan McAnally is partial owner, holds a high school diploma, & is a secretary for M.C.C. and Associates, Inc since high school. M.C.C.'s website states: IN-HOUSE ARCHITECTURAL PLANNING With an in-house architectural team, we can develop & produce our clent's (misspelled) preferred designs and specifications. (This is misleading b/c John is a retired Architect & is NOT licensed to be a designer, yet M.C.C. made changes to my design plans of my 2600 sq ft dental office w/out my consent, & w/out consulting a properly licensed design team of engineers). DESIGN-BUILD MCC combines both benefits of an in-house design team with the general construction process to ensure each project flows quickly and efficiantly. (misspelled) (They do NOT have a licensed design team in house. I have numerous emails from M.C.C., after they did not follow my building's plan per my engineer, made numerous mistakes, leading to grading issues, drainage issues, potential flooding/mold issues, poor construction, & many flaws, yet they stated that I needed to pay my design team ($200.00/hr) to correct their mistakes. Why? B/c they do NOT have a licensed design team in house). RAPID PROJECT TURN AROUND We pride ourselves on our expediated construction delivery, whether the project is ground-up, renovated, or remodeled. (My 2600 sq ft. dental office was signed into contract on 12/22/15. This company didn't hire a superintendent for my office until 1/11/16, then actually broke ground 1/18/16. 28 days after my contract was signed. After agreeing in contract to 145 workable days to finish the project which was early May, M.C.C. was then fired in August, 2016 for numerous breaches of contract, unprofessionalism, and gross negligence to following plans given to them. The office was not close to being completed. The company's website is false advertising & lying, which is a direct reflection of how this company did business w/me. The project was still NOT close to being completed after agreeing to finish in 145 workable days per contract. My bank would pay them a draw every month. One owner, Shannon McAnally, knowingly hired a 2 time convicted drug felon (heroine), as my superintendent, whom had ZERO experience in light construction of a small office. Another partial owner (1/4th) & the construction manager/college dropout, Ryan Narramore, allowed extreme delays beyond the scope of anything reasonable, was extremely angry, ill tempered, unprofessional, unorganized, & blamed the weather for most of his company's delays on my project. The original owner, John McAnally, hasn't worked for the company since 2009 per Ryan N., & his kids now run M.C.C. along w/Ryan N. No owner in the company has any engineering/architecture degrees or qualifications except John McAnally, yet he is not licensed, & retired. Ryan N. & his superintendent, attempted many changes to my office on their own volition w/out consulting my civil engineer nor having signed change orders. I also interviewed several of my subcontractors, & the statements they made about the company were very negative. Subcontractors were fired w/out my consent & others were knowingly allowed to work unsupervised on site w/out proper permits. So many corners were cut. I was over/undered on wood ordered vs wood used in the contract, & not credited back to me, $1200.00. I was charged $6600.00 for a survey that was never done by M.C.C. in the contract. I was charged $13000.00 to stain my concrete floors w/one simple stain color, yet M.C.C. never protected the floors throughout the build, & caused my floors to be chipped & stained w/job site materials, but had no problem staining them for 2-3 x the cost of an average concrete staining company, & passing me the bill before I was even given a quote and never signed a change order, b/c Ryan's friend owns the stain company. The original elevations (drawn by my engineer) of my parking lots were not followed with a true survey, and M.C.C. just staked, eyed/measured w/a 2x4 & tape measure, creating drainage issues. My roof was built 8 inches too high on 3/4th of the parapet, causing the stucco to be misaligned, then forcing them to recut my parapet causing more delays. My foundation was jackhammered more than 20 times, post pour, bc they missed their plumbing locations, ruining my future stained concrete floors, yet blaming me for not telling them more than once that I wanted stained concrete. My shower was redone 3 times, & they still didn't use the proper concrete wall backer board to protect against leaks/mold, yet told me they "sealed it" & wouldn't redo it correctly. These are more than 100 documented issues that I faced. I was forced to go to my office every single day to document all work & check every single step w/pictures due to M.C.C. incompetence. When questioning their trade practices, I was met w/ disdain, greed, contempt, withholding work, shutting down my job site illegally, & threats to sue me into foreclosure. The quality of work was so poor, I was forced to fire them after many many breaches of their contract, gross unprofessionalism, & complete negligence to following plans. Incompetence, lying, & horrible mismanagement are just a few words that come to mind. There was zero attention to detail throughout the project, zero customer service, & zero customer retention abilities. I had asked for a meeting for months w/John McAnally, Shannon McAnally, & Megan McAnally to discuss how poorly the office was being built & noticing a drainage issue that would cause flooding & mold, yet was completely, 100% ignored for MONTHS. Not one return email, call, or text. Shannon M. even blocked my emails to her work. It wasn't until AFTER I ordered an "as built" survey showing all problems, & hired an attorney, M.C.C. finally took interest in what could be hundreds of thousands of dollars in damages. John McAnally finally showed up like a "used" car salesman to tell me his company buklt everything correctly. This after lying to my face and saying he had a survey of the property while checking his work, yet there was zero record of such. After firing M.C.C., they put a mechanics & materials lien on my property for $56,000.00+, even after willfully knowing how poor their work was, how much has to be demo'd/redone, how many credits I was still owed due to poor work, &potentially hundreds of thousands of dollars in damages by not following plans given to them. Make sure you keep everything w/this company in writing & email form, & have a rock solid contract. My experience w/ M.C.C. was SHOCKING & APPALLING. I interviewed 2 new contractors, & an engineer whom walked my property, looked at original plans vs. the new survey, & all stated that M.C.C.'s work was completely unacceptable, & plans were NOT followed. This is a company of arrogant failures. Draw your own conclusions.
