McSha Properties which owns several apartment complexes in Oklahoma City, Edmond, and Norman, Oklahoma is the absolute worst landlord and property management company in the Oklahoma City area. They are blatant liars, inherently dishonest, greedy, totally incompetent and indifferent to the needs of their tenants. The landlords at their properties (as I have experienced on several occasions) are hateful and rude on a regular basis.

Amy Holdge at Forest Creek Apartments in OKC and Kerri West and her boss, Teresa, in Norman are blatant liars, inherently dishonest and incompetent. The people at McSha Properties will lie at the drop of a hat in order to fabricate a legitimate reason to retaliate against their tenants for speaking out about maintenance and security issues. They will kick their tenants out on the street at a moments notice, especially if it will make them a few extra bucks. They will not make any needed repairs to their apartments on a timely basis or provide any type of security at their apt. complexes.

I lived at both Forest Creek Apartments and Quail Ridge Apartments in Oklahoma City. (Both are dumps and are mostly occupied by drug users and car thieves as I and others have witnessed on several occasions). Forest Creek and McSha decided to evict me because I had made several vocal complaints during the year regarding security and maintenance (which are non-existent at their properties). I have always paid my rent on time and have never caused any disturbances. They blatantly lied and fabricated an excuse that I was in non-compliance with rental assistance requirements and, therefore, had to be evicted. I was initially going to a homeless shelter as I have no family and I am disabled and have little money. When I told Amy Holdge at Forest Creek she stated, "that's not our problem".

Neither Amy Holdge at Forest Creek nor McSha ever responded to complaints of residents breaking into other residents' cars (of which I and others witnessed) or to blatant drug use on the apt. premises. Maintenance was extremely slow if they responded at all.

When I lived at Quail Ridge Apartments, the ceiling in my kitchen leaked every time it rained and they never fixed it over a 6 year period despite my many complaints (I was unable to move because I am disabled and have little money).

McSha Properties also owns apartments in Coweta, Duncan, Lawton, Pryor, Tulsa, Wagoner and Yukon, Oklahoma. McSha also owns a couple of self-storage facilities in the Oklahoma City area. I would also avoid all of their apartment complexes and properties in these cities.

I know at least a dozen people who have had similar experiences at apartment complexes owned by McSha Properties. Their maintenance and security are non-existent and the landlords at their properties are generally rude and hateful. I would not recommend to anyone living in the Oklahoma City area or in the above mentioned cities to move to a McSha owned property or to do business with them in any way, whatsover. Believe me, as I and many others have learned, you will regret it.

I would like to point out that McSha Properties who are Section 8 housing providers at Forest Creek in OKC only offer subsidized housing because of the tax benefits offered them by the federal government for doing so. In other words, it is more important for Section 8 landlords to maintain their tax-exempt status with the IRS and thus report larger earnings for their company than it is for them to provide affordable housing to the disabled. Amy Holdge at Forest Creek and Kerri West at McSha told me that I posed a risk to their "tax-exempt status with the IRS" because of the supposed and fabricated problems with my part-time income information. I would like to point out that if you are a Section 8 tenant at any McSha Property who might pose a risk to their tax-exempt status with the IRS, McSha Properties will not hesitate to put you out on the street on a moment's notice. Money over people, but that is the practice of McSha Properties and their greedy employees.

As I was unable to afford an attorney because I am disabled and have a limited income, they took full advantage of my situation. They evicted me in violation of Oklahoma State Law (which requires at least a 10 day notice of eviction and an opportunity for the tenant to rectify any non-compliance with the lease, which they did not do). McSha and Forest Creek took almost every cent of my deposit (almost $200) and every cent of my rent check for February 2004 to cover another $200 in legal fees, even though I only lived in the apartment for 19 days.

I moved out on the evening of the 19th of Feb. and left my keys in the drop box. I called Amy Holdge at Forest Creek the morning of Feb. 20 to remind her that I moved out the day before and left my keys in the drop box, which she acknowledged. Later that month when she decided to refund a whopping $15 of my deposit, she stated that she "couldn't remember" exactly when I moved out and tried to charge me additional rent up to the 20th of Feb. I had to go to the Better Business Bureau to get this matter resolved as they were completely unwilling to correct the mistake over what she called "such a small amount" and "not worth her time" to correct. No amount is small if you are disabled and have little income.
