This p***k, Michael J. Killam, who has a printing shop in Itasca,IL called Chancellory Printing at (500 Park Boulevard #195C Itasca,IL 60143), claims he is a top notch landlord who "cares" about his tenants needs and is a family man. This is very far from the truth. Mike Killam is divorced and still bitter about his now ex-wife leaving him for the neighbor across the street that has an RV. No kids and claims he NEVER wanted stupid money hungry kids. No wonder why this guy is single over the age of 50.

I rented from this A-hole for a little over 2 years in a townhouse he owns. 2 bedroom, 1 bath, 1 tiny car garage attached 1st floor with bad windows and poor furnace. Extremely old noisy neighbors that live above this unit and call the cops constantly. These old people want to turn the community into a NO Kids, NOBODY younger than 55 and must have newer vehicles inorder to live in this community of Talbots Mill Town homes of Elk Grove Village, IL.

My family and I were moving to another state for a job transfer and I explained to Mike Killam that I will paint ALL the walls and get the carpet professionally cleaned to his satisfaction. The day the carpet cleaners came and went, Mike came in and checked the carpet to make sure it was clean and up to HIS standards. He approved and gave me the okay to start painting. The carpet cleaners were paid and they left. Mike then returned 5 hours later while I was finishing painting the laundry room walls. Mike walked through the unit room by room and inspected everything. He stated that I would get "EVERY PENNY OF THE SECURITY DEPOSIT BACK WITHOUT A PROBLEM". He then said he would be back in the morning to check to make sure we didn't damage the place since he made that statement. I told him he can have the keys and the moving truck was loaded and gone already. We just needed to get in my truck and pick up my kids, then hit the highway. According to the neighbors that we are still friends with and who used to live in the same unit with the same landlord, that Mike Killam NEVER showed back to the unit until 2 weeks later when he confronted the neighbors and said he was really busy and couldn't make it over in the past 2 weeks. By this time, the windows have all been closed and locked, the furnace shut off, the electric shut off and NOBODY has been in this place to air it out so the carpet could fully dry. Mold set in and the tile near the carpet started to pop the tile or crack it. Mold was even starting to appear on the walls from the moisture in the unit.

Mike claims WE did the damage before we left and purposely caused all these problems for spite. Only problem, I have a video recording of me doing the final walk through as we were leaving and shutting the door heading for my truck. We never went back in and nobody else has a key. We needed that deposit badly since it was $2,500. Mike stated we would get every penny back since we had the carpet professionally steam cleaned with a GUARANTEE in WRITING! I also painted every wall in that place including the garage with paint I purchased with the same brand and color as it was previously. Mike said everything was perfect and just as it was before we moved in.

A month after we moved out of this townhouse, Mike claims all this damage and wanted $288 from me for the balance from all the repairs HE did and for his time as well. He charged one rate for cleaning and scrubbing. He charged a whole different higher rate for repairs. NONE of which was needed if he had returned within 48 hours of the carpet cleaning. He caused his own problems and wasn't our fault. Now he refuses to refund ANY money from that $2,500 CASH deposit which we have it in writing, with each bill written out with the serial numbers, Mike also signed off for each listing of each bill and serial number. Then a grand total of the deposit amount. His 1st and last month rent deposit is EXTRA on top of the $2,500. We NEVER had any pets, only 2 kids. He said the carpet looked like we had a circus come through on moving day and mud everywhere. Marble(fake) tile in front of the fireplace was broken. Outlets were NOT working (they weren't working before either and he never came over to fix them like he promised numerous times). He claims the blinds in all the windows were sticky and smoke filled. I smoked in the unit per his PERMISSION. Mike also smoked inside my home when he came over to collect the rent numerous times. He also said the blinds were garbage anyways and just needed something to put in the windows for privacy to rent. The wire shelves in each of the closets fell down and a Custom Wood Closet Organizer was installed by a professional with adjustable shelves and drawers with baskets. He asked if they were going to stay when we moved out and we had agreed they were. The day we were moving, he asked them to be removed AFTER the carpets were just cleaned. So I took them out and patched the walls. I had to put a canvas runner down and extra plastic so the sanding wouldn't ruin the carpet. Mike gave the 100% all good and clear on ALL move out paperwork.

I even have a letter signed and dated by Michael J Killam stating my family and I were EXCELLENT tenants. Very neat and clean. Respectful and polite. Renters maintain unit very well and and repairs that need to be done, the renter does himself with landlord permission before any work is to start. So I didn't do anything unless Mike knew about it first and only on his go ahead did I do anything.

Michael J Killam has a printing business in Itasca,IL called Chancellory Printing in the hotel/business building off Devon Ave & Park Blvd. He doesn't do much work there, but he does OUT SOURCE ALL his orders for other companies to do the work for him. He charges a great deal more then going to Kinko's or any other professional printing company. Mike often goes to Kinko's printing to get orders done. He says, "What customer don't know won't hurt them. I make money either way because it's business and there isn't any other printer in this building." So in other words, he is ripping off the businesses that use his services and get taken advantage of because he is the only printer in the building? Might as well go a block over and have Kinko's or Staples or Office Depot or Office Max do the EXACT SAME THING for MUCH MUCH LESS.

Mike Killam has several other rental properties within the Talbots Mill Town homes community. One is rented by an Asian gentleman who doesn't speak English to well or hardly any. Mike has told me on numerous times that the renter pays cash every month. He always over pays and doesn't ask for the change and Mike isn't offering it to him either. So Mike is STEALING from his renters as well. According to Mike, most of his renters DON'T get their deposit back at all cause he needs the money for his printing business. Since the economy has taken a backseat on spending, his business got hit hard and his property taxes went up. So now he takes that money and uses it to pay his business bills and the taxes. When it comes to repairs inside the units, you have to wait until the next season or when its good weather out. The problem is INSIDE, not outside. He is lazy and a thief.

I have proof in video and still pictures with signature affidavits from him and the neighbors about how the unit looked normally and the day we moved away.  This A-hole needs to give me back every penny he took from me $2,500 was my security deposit, and that is what I expect back. He promised in writing a FULL refund and I expect a FULL refund.
