I contacted this company in 2011 because of leaks in the bedroom and bathroom area of my basement. A manager was sent out, and he informed me that the problem could be fixed by (re)installing a downspout extension in my backyard, and connecting it to a drainage area.  I trusted the manager and eventually paid $1500 for the work to be done. 

Four months after the installation, I contacted the company to inform them that water was seeping into the exact two spots in my basement as before.  It took me several tries to contact someone at the business.  After that, the same manager came out, looked at the water damage, and changed the story regarding what he proposed to fix my problem.

For two years, I have tried to fix this problem with the company, and with my basement.  The manager has changed his story several times, and the leaks remain.  The company owner promised to come out to my house (after visiting once and assessing the damage) and rectify the problem.  Again, it was difficult to reach him when trying to go through the person who answers the company telephone. 

He never came back out to the house, and a friend of mine attempted to reach him, or anyone, through the company telephone number.  I never heard back.

I filed a complaint with the BBB, and that organization attempted to mediate the conflict.  The company stuck to an ever changing story, and based many of their assumptions on the words of a manager who seems to be skilled at misrepresentation and making unfulfilled promises.  The company even supposed, with their last BBB response, that the cracks in my basement happened recently, due to drought conditions in the area! 

Even though I called them about the problem in 2011, they blamed circumstances and suppositions which would have occurred after the fact.  In my opinion, this is just wrong, especially after they advertise "satisfaction guaranteed" on their business paperwork.  BBB determined to close the file because the company was adamant about providing no resolution to the complaint. 

BBB apologized for this action, and stated that they are not an enforcement agency.  I appreciate their help, and know that I gave it my best effort.

If you decide to use this company for any work, which I do not recommend, I would suggest that you take before and after photographs of the condition of your property.  I failed to do this because I trusted the man who spoke to me and represented the company. 

I would also suggest that you have the contractor, manager, or whoever offers you a proposal, put everything in writing, even if you turn down a remedy that the person offers for your problem.  This manager said that he told me something that absolutely did not occur.  However, I had no written proof, so it came down to a "he said, she said" situation, and we know how that often works out for a disgruntled consumer.

I was going against a giant that refused to help me out and honor their word.  Please do not make the same mistake that I did.  It could be a very costly one.

Buyers Beware, Please Beware

Everything represented in my initial complaint with Ripoff Report is factual and true.  This company, while probably operating intially with good intentions, did not fulfill the obligations and duties which they were paid for by me.   Period.

The BBB stated that Midwest Basement Technologies refused to fully resolve this issue to my satisfaction.  BBB apologized for this, but stated that they cannot force a company to do so.  That is not their role or responsibility.  Specifically, BBB stated on 8/20/13:

"This notification is in regards to your complaint submitted on 8/10/2013 8:14:59 PM against Midwest Basement Technologies. Your complaint was assigned ID 9*****1.

Upon review, the BBB has determined the company has chosen to remain firm in their position and not offer an alternative resolution. Please understand that the BBB is not an enforcement agency and we cannot compel a company to do exactly what a consumer requests. The BBB has closed this case. The complaint will be publicly reported on the business's BBB Business Review for 36 months our standard reporting period.

While this may not take care of your issue, the BBB appreciates the time you took to inform us of your experience with this company and will include it in their file.

Again, thank you for using the BBB's free complaint services and we apologize we were unable to obtain your complete satisfaction in regard to this specific issue.

By the way, there is nothing on any paperwork that I signed stating that I should handle dissatisfaction through BBB. That is another untruth represented by the company.  I contacted the BBB on my own volition and best judgment. Perhaps this company does not know what their sub-contractor provided to me when the proposal was accepted. 

To their credit, this company offered to come out and seal the cracks (which were guaranteed to be fixed from the beginning) AFTER the case with BBB was closed. This was also after I listed a complaint on the Ripoff Report website and after Midwest Basement Technologies had been notified of that complaint and website publication. Unfortunately, another company went ahead and performed the work.  Had Midwest Basement Technologies offered to come out and make good on their guarantees before the mediation efforts closed, I, the consumer would not have been in the latter position.  That remedy was one of the choices that I advocated for on the BBB site. It was all so unavoidable.  Buyers, please beware. 

If you choose to use this company for ANY kind of work, even work that they propose but then could later come back and say it was not a waterproofing job, please enter into any and all agreements with extreme caution.  I plead with you to take before-and-after photographs of EVERYTHING.

Buyers, I have nothing to gain by posting this complaint except to help other people avoid the heartache and similar financial losses like I suffered.  Buyers beware.  I wish that someone had warned me before I ever dialed this company's number.  I wish the company no ill will.  I believe that they should be more concerned about who they sub-contract their work out to, who they choose to run their front office, and how best to make a promise and keep it. 

I wish them no harm, but right is right and wrong is wrong. And misrepresentations by Midwest Basement Technologies on the Ripoff Report website is simply more of the same.  I have become sadly used to it.  But it's still not right.  Period.

Our company did not do any waterproofing or crack repair on this property. it was noted that a downspout was dumping water at a corner of the foundation and had eroded an area under the deck. It was first recommended to trench and get the downspout water away from the foundation, which was what the homeowner hired us to do before spending thousands of dollars on a full waterproofing system. No where on the proposal does it say satisfaction guaranteed. Our waterproofing systems come with a lifetime transferable gaurantee in area of repair, but that is not what the homeowner had done. Her work had no gaurantee specified anywhere on the proposal.

Also on the proposal, it states that parties agree to submit any and all disputes to the BBB Arbitration Bureau, which was done by the homeowner and responded to by us. The BBB closed the complaint and stated that we had made a reasonable effort to resolve the complaint.
