Ronnie Miller, owner of Miller Hardwood Floors in Olathe, KS should not be hired to refinish your floors. Words of wisdom will follow in the paragraphs below to explain the horrendous mess we have been left with upon his work completion at our home in Olathe, KS.
I signed a contract with the owner Ronnie Miller to perform a full on refinish job for our floors in our 5 year old home. We had added and installed hardwoods to our living room and dining room in which we wanted refinished in addition to the existing hardwood in our Kitchen, breakfast nook and entryway, a combined 847 square feet of wood to be refinished.
I chose Ronnie Miller the owner over other companies, 1) due to his lower price, 2) He "seemed" trustworthy and genuine unlike other contractors who I had spoken with. Boy, was my judgment call wrong.
I must also add that I have never had hardwoods refinished prior to this so my expectation where somewhat limited as I have never seen the process completed in person and have only seen the final outcomes in new homes or older homes that had their floors refinished. All in all my expectations were to have a smooth floor (one that appeared seamless from room to room) few noticeable sanding marks, and an even and smooth application of stain and polyurethane on the finished product. What we received was far different.
Although I was able to supervise most of the refinishing job from the stairwell (not able to walk on the floor and wanting to stay out of their way) many of the imperfections I noticed were not found until the floor refinishing was almost complete since, you are in fact required to stay off the floors to allow for drying. My husband and I have been living in our basement with our dogs this entire process as well.
The first two coats of polyurethane we decided to go with a Semi-gloss Polyurethane by Poloplaz primero and to finish with a satin oil based also by Poloplaz Primero. We decided to go this route because we wanted to see what the semi-gloss would look like before ultimately deciding on the sheen of the finish coat.
After the third and final coat of satin polyurethane we waiting over 24 hours before walking on the final coat (per manufacturers instructions). I walked lightly on the finish with socks on to do some laundry and that was the jist of us walking on the finish for the day. Day 2: Same. Day 3: Per manufacturers description, we were able to resume normal traffic on the floor and began noticing imperfections EVERYWHERE! The worst of which was near our front entryway where the entire wall had been horribly sanded (I'm being told these don't normally show up until polyurethane is coated on the floor and you see the reflection). You could see palm sander marks all the way down a span of a 15' wall and it was hideous. I called the contractor in which case he came over, re-sanded, re-stained the spot and re-coated with poly (like a good contractor should). Upon walking on the floor further, we also noticed at least a dozen spots where the satin polyurethane was not applied evenly and semi-gloss polyurethane was shining through. These spots ranged from our entry way, 1/2 bath toilet closet, dining room, garage entry and in our living room. When I pointed them out to Ronnie Miller the owner, he acted like he felt so bad and agreed to put another coat on the entire floor of satin polyurethane agreeing that the poly was not spread evenly across the floor. The next day, however, Ronnie Miller came by our house and explained to me that their was no way that he didn't spread it evenly across the floor and he would no longer consider doing a final coat, unless we paid him additional money. I demanded a discount if he was not going to make the requested repairs and he (already having our money) claimed he absolutely would not. He actually had the audacity to claim that the sem-gloss spots were sitting on top of the finish and that we had gone through and touched up the spots ourselves with some sort of clear finger nail polish. Yes, this was really his excuse!!!!
Now can someone explain to me why I would pay someone $2500 to refinish our floors only to go around ruining it with finger nail polish!!? My jaw dropped and I admittedly went into a rage. I could not believe my ears that my husband I were being accused of tampering with the final finish. Sure, yeah, if I wanted to do that we would have just done the finish ourselves, which we were very capable of doing as we are avid DIY'ers and produce better quality finish work than many contractors do themselves. We however, were limited to time this Holiday season and decided to treat ourselves and hire it out.
After arguing with Ronnie Miller the owner about this, it became clear he was not going to back down. He ran outside standing by his truck waiting to hop in when I kept arguing with him to go back in and fix the spots. He said "have your husband call me when if he can be calm and we can work something out financially". He immediately hopped in his truck and sped away. I also told him I would be letting everyone I knew to not use him and would post on Angie's List and facebook of his poor workmanship. He quickly disabled comments from his facebook page and appears to have removed his company from Angie's list as I can no longer find it on their site and I did see it registered under Angie's list prior to the floor's completion. He also had de-friended me on facebook and disabled comments from his company's facebook page. He wil not return our calls or answer his cell phone. We are at a huge loss here! At first, I was so dissatisfied with the sandin inbetween the iron spindles and was about ready to make them re-sand and re-stain but being the kind-hearted person I am told him that it would hopefully be okay and that I though we could live with it. We also were not intending to hold him liable for the refrigerator because it is currently under warranty. The only thing we asked was for these spots to be dealt with and to be honest, would have been totally fine with them just being touched up. When he volunteered to do a full coat we were very pleased and it made us less upset with the other obvious mistakes. Unfortunately he slept on it, and decided he no longer wanted to take any ownership for the poor workmanship and wanted to play the blame game, and tell us that we were SOL.
I am still so heated that my thoughts are a little out of order, so please forgive me if I am not the most organized on this post. I want his company to pay for their mistakes and at the very least, refund us some of our hard earned money for doing such a lack-a-daisical job on the floor. I warn others to not use this company, Ronnie Miller is not a man of his word, and his employers are just people he picked up off of craigslist who have had very little training to do the scope of work he requires them to do and then when mistakes arise, he will do nothing but blame his employee's Brian and Mikey and when all else fails, he will blame you, the owner.
DO NOT USE MILLER HARDWOOD FLOORS if you want a quality job and don't want to worry about someone correcting their mistakes. They won't follow through with anything once they have your hard earned money. Disgusted.

Unforunately you do not understand the situation for your opinion to hold any weight. A contract is a contract and when a set price is agreed to, it is because the contractor feels that this an acceptable amount for them to perform their work. Whether or not they would like to make more or working at a lost is simply invalid, as this is the number that they agreed to up front. I am a realtor who works on commission. I provide the same performance level to all of my clients whether they are shopping in the $400k range or looking for a house in the $100k range.
The amount of money I make off each client has absolutely no bearing in how hard I work for each client. Why? Because it is is the right thing to do! I want each and every client to have a positive experience in which they feel that I have moved mountains specifically for them. I don't treat different clientele in different ways based on how much money I can make on each job. A job is a job, I have contracts with each of my clients and will reduce my commissions down to whatever I see fit and can live with.
This contractor is acting under the same premise. He offered a set price for the same amount of work and was happy with this number upfront. Had he let on that he was settling for a number he was unformtable with their would have been more conversations about cost, and ultimately we would have further explored our options with selecting a contractor.
The matter of this contractor doing a poor job is not really the issue here, it is that when confronted about it, he stuck his tail between his legs and blamed, blamed, blamed instead of trying to reach a solution. And by solution, I do not mean the contractor asking for more money. That is not a solution in any way shape or form, for work that was done unsatisfactory to begin with. Not to mention the fact that the contractor, AKA Ronnie Miller will not accept our phone calls and went to the Olathe Police Station to have them call us because he believed we were harassing him.
Boy, I bet he never harassed anyone who owed him money before! Ha, he is a laughing stock and really puts the CON in Contractor. I just recently added a rebuttal to my original report in which I explained in detail the issues we are left to deal with. Read it and then to me how you really feel. Pictures can't deny the schotty work he performed on our floors. We have documented all photos, and have received expert professional opinions that will help us battle him in small claims court. His job is not only sub-par it is defective. We will be sueing him and seeking damages of our refrigerator as well as the cost to refinish the floor to an acceptable level.

It seems to me that you really DONT want them to do the work after all. See once you started posting negativly about someone, they are going to be less inclined to do ANYTHING for you other then ignore you. You have acted in haste. I can understand why you would be upset, but from your own post it really looks like you just blasted the poor guy. Ok, there are issues, ok touch ups need to be done. But none of that is worth the blasting you gave the gentleman.
How do I know you blasted him you might ask, because you are like EVERY other American Consumer. YOU felt they did a poor job, YOU were going to hold them accountable. This means that you may have started off "nice" but the first time the contractor said ANYTHING that MIGHT seem like they are disagreeing with you, you would have turned on him.
There is a saying in this world of ours. YOU GET MORE FLIES WITH HONEY THEN YOU DO WITH VINEGAR. Its self explanitory. Perhaps you should calm down. Then once you have reached a state of calm, you should call them back and apologize for blasting him. You dont have to mean the apology, but it would go a lot farther to getting your situation taken care of then posting a negative review.
Instead of being self rightous try findind a compromise that you can both live with. I have had more square footage of floors done then 850. I know the job is very expensive to do. Since you paid $2500.00 they were already doing the job at a loss. He may have only wanted you to pay for the new product to put down, but you didnt give him a chance to get that far. Integrity doesnt cost a dime, but the materials DO!!
So try and see if you two can come to a better understanding. Your situation is a "Comedy of Errors" on both parties side. YOU with your self -entitled expectations and him with his not being pushed around. Communication is the key here.

Miller Hardwood Floors Update

I felt it was necessary to come re-visit this report and explain in detail the issues my husband I faced with this contractor as well as red-flags that we should have seen from the beginning that would have prevented us from being left with the mess we are currently left to deal with. Because I was so blind-sided when writing this original report I don’t feel I gave the public the in depth detailed account of our experience with Ronnie Miller the owner of Miller Hardwood Floors in Olathe, KS.
Below I will list the numerous issues we are left with following the completion of his work or lack thereof.
1) Probably one of the biggest issues (there are so many it is a close tie) and most obvious to the eye is the evidence of a poor polyurethane application by this company. We chose to go with a Semi-gloss oil based for the first 2 coats of polyurethane and finish with a satin oil based polyurethane. It appears after close review and from several professional opinions that Miller Hardwood Floors did a very poor job buffing the floor before the final coat of polyurethane. Buffing is required for the next coat of polyurethane to adhere to the surface. There were spots they didn’t buff and hence, you can see semi-gloss finish that seems to be just sitting on top of the floor.
While in discussion with Ronnie Miller the owner, he accused my husband and I of tampering with the final finish stating that we went around and touched up these spots with what appeared to be a clear finger nail polish as it seemed that the glossy finish was just sitting on top of the final coat of satin polyurethane he applied. According to other professionals, it the semi-gloss is indeed sitting on top of the surface as it was never buffed properly to begin with to allow adhesion for the final satin coat. This caused an incredibly uneven final poly coat throughout our floor which looks blotchy and incredibly unappealing, as there are at least a dozen spots that are shiny, and streaky.
2) Bad sanding throughout the home. Overall my expectations were somewhat limited as I had never hired a company to complete a refinish on our floors before. After the final 3 coats of polyurethane were applied, I began lightly walking on the surface of the floor after 24 hours. What was revealed was pretty horrific. There were sanding marks galore, one in particular looked like squiggly lines running the entire length of a 15’ wall in our entryway. I can’t see how anyone who is supposed to have an eye for detail in a business such as this could miss something this major. It was horrific.
A close second to the terrible sanding in the entryway was the sanding around our iron spindles. There are horrible palm sander marks that butt up to each spindle, and high points in between each and every spindle. I did not see this until the poly was on the final coat, and when I pointed it out to Ronnie Miller that I was not satisfied with the sanding, he quickly deflected and told us that we had a crack in our molding and that there were other issues throughout our home, basically stating that the sanding was up to par for our so-so house. Mind you a crack in the molding, is much easier to remedy than sanding an entire floor again.
3) A large boot footprint is left in our entryway from Ronnie Miller, the owner stepping in the wet stain while buffing the stain on our floor. When I saw Ronnie leave a footprint in the stain I quickly pointed it out to him, and he was quick to blame his “employees” for the mark, though it was a clear boot print and his employers were wearing sneakers. He told me not to worry, that he would take care of it with no issue. He failed to do so, and now we are left with a 3 dimensional footprint right in the entryway of our home. Lovely!
4) Ronnie Miller, the owner decided to T-bar our finish coats of polyurethane. I thought it was quite odd when his employee said “We haven’t used the T-bar in a while!”. I didn’t quite understand what this meant but there was clear proof that Ronnie Miller does has not had enough practice using this application method. There were streaking lines all throughout our kitchen that he had to apply a 4th coat to and still did not fix the issue. There are still 4 major lines running through our kitchen where the light hits, because he did not keep a wet line while running the T-bar.
5) This company does not believe in applying wood filler with a trowel on hardwoods. They use it so sparingly, you would think it was precious gold or something. They simply went around the floor and hit spots that looked “bad” and tried to spare as much wood filler as they could, claiming that the bucket of filler is not cheap! The other deceptive and almost false advertising that Ronnie Miller will get you on, is that he cuts his cost by only applying 2 coats of polyurethane and 1 coat of sealer.
This was not to my understanding as the quote I was presented with claimed that the price included 3 coats of commercial grade polyurethane. According to my findings, sealer and commercial polyurethane are two different things. Because we wanted a better finish, we agreed to pay additional for the third coat of polyurethane which costed us $100+. I never received a receipt from the owner on these materials even when I requested them. His company sure seems to perfect the art of skimping on materials and cutting costs, though it unfortunately is at your expense!
Red Flags that we should have noted prior to hiring Miller Hardwood Floors:
1) Ronnie Miller was available for hire immediately. Mike Holmes says it time after time, good contractors will be busy for months and will have to try hard to squeeze you in. It’s when a contractor can start immediately, you should worry.
2) Throughout the entire process Ronnie Miller and his crew (2 guys he claimed to have hired from craigslist) made story time out of every client they had supposedly ever worked for. They complained about how that client made them do this, or do that, or made them to touch ups they didn’t feel they were liable for. This made me very uncomfortable, and I found it to be very unprofessional and downright disgusting to discuss history with past clients in front of present ones.
3) He was the cheapest contractor I could find. Saving money can sometimes be the most expensive thing you ever do. This unfortunately is the case for us, as we are left with a lack-a-daisical job in a house we are trying to sell in a few short months. We will be left dealing with the repercussions of hiring a contractor who lacked experience, and professionalism, leaving us with a huge mess that will cost us even more money to fix.
4) He was the master of blaming throughout the entire refinishing process. When his employees were out of sight, he would blame them for all of the mistakes that were occurring on the job instead of just collectively accepting responsibility and taking ownership for the poor work of his company. When he became exhausted of blaming his employees he blamed us for “tampering with the finish”.
5) He is not licensed for his trade and has only been in business since 2013. Admittedly, this should have been a no-brainer in our decision making. Miller Hardwood Floors also had absolutely no reviews online…..until now.
6) Although having signed a contract with Ronnie Miller and having a set amount that I was obligated to deposit on the first day, and final payment being on the day the refrigerator was returned to it’s spot. Ronnie Miller came groveling to me for his payment prior to the work completion claiming he needed more money to cover the costs of materials due to his bank randomly deducting $1000’s of dollars at once for no apparent reason. I foolishly believed I could trust Ronnie Miller to finish the job to our satisfaction, and paid him upon him asking a day prior to our agreement. This was by far the worst thing I could have ever done, and I am painfully dealing with my decision to be the kind-hearted person that I am.
After Ronnie Miller was paid, he had absolutely zero incentive to make any repairs on the floors that he knew were of sub-par quality. He actually took to accusing us of these issues and when we became angry with him, he ran outside of our home and jumped in his truck and sped away never to be heard from again. We have made numerous attempts to contact him and his company and instead received a call from Olathe Police that he was considering this harassment and that we were no longer to call him again. This tells me right away, that this was not and is not probably the first time that he has dealt with an unhappy customer and should his company somehow survive this review, it won’t be the last time.
To summarize, Ronnie Miller puts the CON in Contractor. He is an incredibly deceitful human being that lacks experience, professionalism, and integrity. He does not stand behind his work and does not strive to ensure that the customer is happy with the final outcome, especially not once he has already been paid. Contractors like this do not deserve to be in business. This is so wrong. It is a helpless and painful situation to be in and I don’t wish this upon my worst enemy. I urge you to do your research and ask for referrals prior to hiring any contractor.
We so often see these television shows where clients have been screwed over by dirty contractors and never for a second stop to think that it might one day be us. We are living proof that this day and age that we are living in requires us to take extra precautions and make very careful decisions especially when we are about to hand over a large portion of our hard earned money. Please do not use Miller Hardwood Floors, they are not a reputable business my husband and I’s floors are a living testament to how wrong things can go when you hire the wrong contractor.
