last year my girl friend and i took nrpi up on it's offer to fly us out to horseshoe bay texas ( we live in san diego). the put us up in a hotel, we got to meet other excited prospective buyers, it was fun. the next day we were driven to the horseshoe bay resort, shown fabulous house owned by sports figures and movie stars. these were the "Comps" for the properties nrpi asserted had "similiar value"
the little corner lot we bought is a pretty piece of land. the asking price was 50 thousand dollars at 12 %. i was content compared to my native san diego it was a heck of a buy. i am an idiot.
it never entered my head once that the value of the land was something they had just made up, that the resort community we were shown had nothing to do with nrpi. when our sales rep told us "not to worry" if the tax statement we would get after our purchase was 1/2 what we paid " the tax office in llano county is run by two little old ladies...and they never bother to check on values..."
we got our tax statement, the property was valued at 12,000 dollars.."alright " i said "a chance to stick it to the man.." i suppose things would have gone like that and i wouldn't really have any idea of what i had done. but my folks live in austin and are in thier 80's they have a trailor out in kingsland that is getting old and neglected and in a conversation with my dad i offered to put a new mobile home on the property. i said i would have to sell my parcel i had bought but if i could break even that would be ok it would get me out of my payment. so we inquired with a local realtor who ran some real comps on the area. the going rate for a piece of property in "horse shoe bay west" the equivalent of mine is about 18 thou, the realtor was willing to try for 30 but did not think it will sell. i would assume by the time i pay off the property i will have close to 65-70 thousand in the parcel. how many years do you think i will have to wait for a break even price on that.
i haven't tried talking to anyone about this yet i feel i have been robbed but can't help feeling it is my own mistake. i can only hope that if you are thinking about buying anything from this company you will do your own research and not get burned like i have.

Let me make this clear, I truly enjoyed working for this company, you want to know why? Cause I BANKED!
I used to work in the office; I made travel arrangements, set up the tours, and rode the contracts (and did all the highlighting)
Well last year they closed down where I was at in Texas (because sales weren't high enough) and I was laid off with a days notice!!!! As well as allllll the other employees that worked there! so I don't care that I'm about to let you know how bad you are really getting ripped off.
I knew this was a rip off company from the start YOU SHOULD READ THE CONTRACT if you ever notice the tour guides have the perfect lines to hurry you through your contract because they don't want you to read it
I have see our inventory list as I was the one who wrote the contracts i had to see it, they buy properties in bulk for 2-4000 a piece the rule is we HAVE to sell it for three times of what we bought it for, then we give you some line about how its a growing community, and you believe us because hey who else you going to listen to.
Also we ONLY see land on the spot, you are not allowed to go back and think about it and the only time we will call you again is to offer you a bogus trip to cabo in exchange for names and number of your friends so we may trick them as well.
I also handled billing, we would spend roughly 30,000 a weekend but bring in 1,000,000.00 so don't feel bad we tricked everyone.
If you were so pathetic enough to buy property in Waterwood, TX i have news for you, they shut down the country club and no one is even there anymore plus that place is out in the sticks you just didn't know that because we put you on a big fancy tour bus and put one of our girls in there to keep you distracted.
it is a GREAT company to work for except they work you like a dog and when i asked one Saturday to leave because my abdomen was in sooo much pain I needed to go to the hospital I was told I was not allowed to leave because I was the only one who knew how to run up the contracts. I ended up in the emergency room that night. They didn't care.
if you are thinking about buying land from NRPI DONT
if your thinking about a job they pay a lot but its cut throat if sales are down =)
