I was contacted by this company regarding helping to modify my home mortgage which I was struggling to pay. I wasn't that far behind on my mortgage but like most Americans it was a struggle. I spoke to a man named Junior if that's even his name and he told me to stop paying my mortgage that they could get my loan modified and any late fees and past due payments would be rolled into the loan. I was also promised to have my mortage payment cut in half. Now it's 90 days later and I went from being a few days late every month to being served with a foreclosure notice a few days ago. I wish I had never picked the phone up when these scam artists called. I am worse off now than I ever was.

JUST STICK WITH THEM THEY LOWER MY PAYMENTS WITH HSBC IT WENT FROM 2600
TO 1200 ON A BAL OF 320000 RATE WENT FROM 9.8 TO 3.2 WE ARE VERY HAPPY WITH NATIONWIDE I HOPE YOU ARE STILL IN THE PROGRAM. THEY ARE TRULY THE BEST NOT TO MENTION THEY DID THE SAME THING FOR MY IN LAWS.

Well, I have to say I just happened across some of these posts and am appalled by what I read here! From what I have seen across the media, people are warned NOT to hire these so-called loan modification companies! Worse yet, a loan mod is FREE and paying someone thousands of dollars to do what YOU CAN DO YOURSELF is crazy! Now dont get me wrong, I understand many are frightened by the unknown so let me give you - as an industry expert - some facts (note state-to-state some facts are different but the basics are the same:

FACT 1: the State Bar of California advises consumers and ATTORNEY's alike that they run the risk of losing their license to practice if they align themselves with these fraudulent loan mod companies! What these companies do is get an attorney or two to agree to be a "figure head", thus giving the false impression that you have an attorney working for you! VISIT the state bar website for your state and see what the recommendation is - and then report these sharks! YES they CAN lose their right to practice law if they are putting on paper that they are performing acts they are NOT performing!

FACT 2: I do loan mods for my clients for FREE! It is a service I offer to help! So, if you purchased a home and need to lower your payment because it is no longer affordable due to a job loss, etc, CALL YOUR LOAN OFFICER! They can and should help! However, if you are modifying your loan because your home value has gone down, guess what? It wont happen - and it shouldnt! When you bought your home it wasnt for the money you would make on it - and if it was, you shouldnt have purchased! The real estate market is cyclical - sometimes you win, sometimes you lose, but if you are trying to mod your loan because you have lost value, you are just as much of a crook as these loan mod folks!

FACT 3: Most banks will NOT do a loan modification! #1, you have to be employed and #2 in most cases, you need to make at least 40% of your payment;let's face it folks,if you made 40% of your payment, you wouldnt need a loan mod! However, you cannot get a loan mod because you chose to go with a loan that adjusts just because it was the only way to get into the home - you shouldnt have purchased if that was the case!

FACT 4: IF ANYONE TELLS YOU TO STOP MAKING YOUR PAYMENTS AND YOU LISTEN, THIS IS YOUR OWN FAULT AND THEY WILL FORECLOSE ON YOU! Plain and simple! If you stopped collecting your weekly paycheck at your job, would you still show up everyday, and work the same hours? NO! So, if you stop making your payment, you will lose your home plain and simple! It's best to pay what you can.........than nothing at all.

FACT 5: These loan mod companies are a RIP OFF! YOU CAN GO TO YOUR BANK AND REVERSE THE CHARGES OR BLOCK FUTURE CHARGES!

FACT 6: Call your loan company yourself and ask them to send you the loan mod paperwork! It's easy! Fill it out COMPLETELY and send the bank EVERYTHING THEY ASK FOR! Then send it again! And again! BE PREPARED TO SPEND TWO TO FOUR HOURS A DAY ON THE PHONE ON HOLD. You will get through - eventually - and call until you get what you need.

Again, there are always those who will capitalize on the unfortunate and this is just another scam to do so.

I will pray for you all. I am sorry you've lost so much and been taken advantage of. However, pay your mortgage, you wont lose your home and if you can no longer afford it, list it with a realtor as a short sale and try to salvage some of your credit. Once you are late, you have bad credit anyway.
