Upside down business model where the tenants are the customer. Very very poor management with logistics and finance.
As the owner of the property, they billed us for services that were never started. Not only is the lead property manager "snarky", but is full of excuses. For example, they never re-keyed the locks but billed us for it. He said it wasn't their fault, it was the vendors.
We had to call or email them several times to get a response.
Numerous mistakes on their invoices.
Just a poorly run company. Stay away and enjoy life.

Bernard and Jennifer Benecke are former clients of mine and we rented and managed their property at the above address. The home was rented quickly at the agreed-upon price to a qualified tenant (customer) who stayed the full term.
The home is an older home and required some maintenance. We sub out maintenance work and make no profit from any maintenance performed. We try to monitor our vendors to get the best work at a reasonable price. On minor maintenance, as was done on Bernard and Jennifer Benecke's property, we do not observe the vendor while the work is being done, and we do not always personally inspect the work. On minor issues we rely on feedback from the tenants.
The vendor that the Beneckes are complaining about was found to be unsuitable and unreliable and was removed from our vendor list before this even became an issue. When the home became vacant Bernard Benecke discovered that 2 bathroom exhaust fans that the vendor, Bryan Mosely, supposedly replaced and was paid for had not been replaced.
Our Property Manager confirmed this and we paid the Beneckes $150, a price than a contractor hired by Bernard Benecke estimated. I offered to pay to have my current handyman replace them (at a lower price) but he declined. I understand why he would do so, since he'd already decided we were part of a plot to lie to, cheat and steal from him.
The Benecke's statement that they were billed for locks is a flat out lie and he knows it. They were never billed. He's complained about not receiving an invoice from the locksmith. There was none and they were not charged nor did they pay.
It is unfortunate that the vendor, Bryan Mosely, turned out to be a dud, but as stated, we try to monitor our vendors and when one turns out not to be suitable, we terminate the relationship. We do not profit from maintenance, we do not get kickbacks or sweetheart deals on personally owned property. Vendors we hire have the ability to make us look good or look bad. We do everything possible to hire vendors who do good work, behave professionally, and represent us well.
To show the true nature of Bernard and Jennifer Benecke, they owe North Atlanta Realty $465 for work that they authorized and one of our subs performed, apparently to the Benecke's satisfaction. They had wanted their account closed and money held in reserve refunded asap, and I again complied with their request. What I was not aware of is that one of our vendors - independent contractors all - had painted the interior of their home but had not sent me the invoice. It arrived after I closed out the account and sent the Beneckes their reserve funds. I have paid the vendor out of company money and made demands to be reimbursed by the Beneckes. My claim is backed up by my monthly statements to them showing all money going into and out of the account. I have also explained it very simply in a recent email so that anyone with the ability to do simple math can follow along. I asked Mr. Benecke if he can find an error in my math and if not to please reimburse NAR, Inc. immediately by cashiers check. Instead, that same day, he filed this complaint. I have attempted to call him but the voice mails say "not accepting any calls at this time".
This is the only answer I will file. If Mr. Benecke wishes to carry on the conversation or make further accusations I will leave it up to the reader to decide who's willing to man-up and who wants to avoid their responsibility. I will also be asking the Gwinnett county Magistrate judge to weigh in during small claims court.
