OCWEN Loan Servicing LLC is taking advantage of real estate companies and the Veteran's Administation which trickles down to you the United States taxpayer. This is done in several ways, the first being (1.)charging the V A to handle these foreclosure properties for them. This is not enough money for OCWEN. From here the properties are listed with local agents who are expected to cover all bills on the property from replacing roofs to the lawn maintenance and utility bills. We pay these bills on behalf of OCWEN and are to be reimbursed. To be reimbursed we must submit our reimbursement requests on a system called RealTrans of which OCWEN is a partner. The requests may not be mailed or faxed in, they must be submitted on this system. This system (2.) charges us a fee of up to $25 to submit our reimbursement request. Sort of a "Pay me and I'll pay you back the money I owe you". This fee trickles down as costs do to the actual service provider who then inflates his bill by $25 which is an additional $25 the VA will be paying to sell this property. On more than one occasion, (3.)a bill has been split into two payments and payment reduced by $25 and $25. There was only one bill of $9000+ submitted for removing the old roof and replacing it which is standard in this area as performed by the roofer as one job. OCWEN broke this down into removing the roof and installing the new roof. On a current $1500 mowing bill the company is trying to break it up into 3 parts @3*$25 or $75 fees to RealTrans/OCWEN. Getting the reimbursement is also a problem as you must submit the request exactly as OCWEN wants it. This generally mean submitting the bill and having it rejected multiple times. Sometimes (4.)getting reimbursed is just not possible. Case in point are 10 consecutive months of water bills, each has been submitted 5 times and are denied because the municipality does not print the starting date of the period on the bill sent out to customers. I have provided this to OCWEN in several different forms & places to no avail. An OCWEN adviser has even put the invoices into the system only to have them rejected before he could finish. This has become a pattern of "any way we can avoid paying the bills". Paying our contractors by cash is the quickest way to be reimbursed but now we are not allowed to do this for amounts over $500. We must give them a check and then wait until the cancelled check comes back before we can submit for reimbursement. This process takes roughtly a month and a half of our funds being unavailable to us for other projects and bills. There is a way for the contractors to invoice OCWEN directly however those that have are no longer willing to do this as it takes so long for OCWEN to pay and they must go through the same denials that I must. Due to the hassle of dealing with this company I am the only person in my office who submits reimbursement requests to OCWEN. Because of the amount of time that it takes dealing with each invoice multiple times, I have started charging $25.00 to submit these invoices for my time. And this was not my idea, it was suggested by our agents who have heard my expletives every time I deal with OCWEN/RealTrans. So guess where that $25 comes from, it is tacked onto the invoice. So figure for each item that is invoiced for a VA property, an extra $50 is added on just for OCWEN. Now, OCWEN is not paying that extra $50, that is coming off the amount that VA is getting for the sale of the house.
At one point a group of agents from around the country had begun sharing their experiences with this company and later got this response:

PLEASE DO NOT CONTINUE DOING THIS. 3 BROKERS HAVE ALREADY BEEN REMOVED FROM OUR SYSTEM FOR DOING THIS.

YOUR PROPERTIES WILL BE REASSIGNED AND YOU WILL BE FIRED. THERE IS LOW TOLERANCE FOR THIS.

THESE BROKERS EMAILS BELONG TO OCWEN/VA. PLEASE DO NOT BASH THE COMPANY VIA EMAIL

OCWEN is taking advantage of us all but so far I have not found a way to change it. Reprisal by OCWEN seems to be a real threat. Please share your experiences.
