Orange Lake Resorts can't use points unless we pay club fee Kissimmee Florida

At a owners update, we were shown how we could spend more time at the resort.  We sold back our fully paid for 2 bedroom unit and took out a mortgage loan (About $30,000).  Every time we use the points, we are told we have to pay a $125. club fee.  We still can't use the points without also paying an exchange fee.

Our docs say the club is voluntary.   When we ask what does the club do for us?, we are told, it allows us to use the points. This makes no sense since we purchased points to use.   Also why the exchange fee also?

We need help with this situation.
