Phil Cummings is selling 35 acre parcels at his Colorado Buffalo Ranch under the guise of the parcels being suitable for the cultivation of Marijuana.  This could not be further from the truth and if you are thinking about buying from him, do yourself a favor, ask around about Mr. Cummings!!

He will will promise you there is water... and there isn't

He will tell you there is adequate electric service... and there isn't

He will tell you that there is no problem in being included in the State Augmented Water Plan... and there is a problem

He will tell you that he will maintain the roads... and according to locals... he won't

He will tell you that it is no problem to get a Conditional Use Permit... and it is probably impossible

My group was about to purchase a parcel from him and after talking to some of his other victims we made the decision to purchase suitable property elsewhere.  Huerfano County Commissioners are requiring Conditional Use Permit Applicants to have adequate water before submitting a Land Use Application.  

There is no water and most of the domestic residents of Colorado Buffalo Ranch are forced to haul water for their household needs.... most of their wells have dried up and the wells that aren't dried up have water that is so salty it is unusable

The County Commissioners are also becoming accutely aware of the fact that there is not adequate water in the Colorado Buffalo Ranch area and will more than likely deny any further Conditional Use Permits.  The Commissioners are also comtemplating not allowing and further Conditional Use Permits to be approved for 35 acre residential parcels.

Buying property at Colorado Buffalo Ranch for the intended purpose of cultivating Marijuana is a losing proposition and before doing so, you had better do your research.
