Please don't conduct any type of business with this BAG OF SPIT, Armando D La Cuba.

I had a very bad experience with this jerk and his staff. I made an offer on one of his

listings in Los Angeles, on a home that he suppose to do a Short Sale on and he never did

we open up escrow on the last days of February 2015. His office manager Wendy assured me that by the end of May it would conlclude and close escrow. Which it never happened. I would call once a week to get a status on the the short sales process and they would say everything was going good. after 2 months into the deal I started getting suspicious about the progress by this time I was upset they wouldn't returned calls or provide me with anything at all. I decided to contact the listing agent/ broker Armando D La Cuba. I called his office Pride Financial so they can provide me with his direct cell phone (((Redacted))) which they never did. I had to locate on my own. When I called him directly to get an update he was clueless he had NO idea what I was talking about and the JERK just hung up on me. I called him a 2nd time and told him that if he did the same thing I would report him to the Board and the DRE and he did the same thing. So I had to report him by this time I was VERY upset and decided to cancel the whole deal and get my deposit back. I took several calls to his mediocre Elite Escrow so they can release my deposit. It was a real nightmare dealing with this SCUM of society. He makes his business off victims whom are in distress and desperate time whom can't think clearly at the time when they sign with this idiot and brain washes them.

He never meets with his clients he sents his assistants to have them sign the contract.

What a poor way to conduct business....

To make matters worst the seller called me to let me know that his home has been sold as of April and has a date to move out in July or the Sherriffs will escort him out. 

It's garbage like him that gives realtors who keep a good image & ethics a bad name & image.

Pride is the worst brokerage I have ever worked with

I would like to completely agree with the statements of the original Pride financial rip off report.

We had a short sale that lasted over one year. ONE YEAR! In that time property values have risen to the point where my clients were priced out of the market.

In the year that we worked with pride financial I have never spoken with Armando, the staff rarely communicated and they were not able to close our account.

Mid deal they switched offices and phone numbers without informing me. This was the same for their in house escrow who held my clients $13,000 deposit. My clients thought they were being scammed. I was only able to get there new address by physically going to their last address and asking for their new address.

At the end of the deal they would not answer phone calls, text messages or emails. They did get the deposit back after we both personally went to the office and talked to the receptionist, who was the only one there. It appeared that they were switching offices again. Felt like a boiler room.

This company needs to be examined by the Bureau of Real Estate because I don't believe there is ANY agent supervision. Definitely the shadiest, most mismanaged company I have ever associated with. 

There is no pride in Pride Financial. Stay Away!

Fellow Realtor’s and/or clients, It was brought to my attention just today by a colleague of mine that a complaint was posted about my Company, Staff, and against my character with “Rip Off Reports”.


I want to begin by stating that I am a Real Estate Broker and I have been in the Real Estate industry for over 39 years. I am a 86 year old man whom works hard and represent my clients to the highest and fullest level of professionalism possible. I have owned several Real Estate companies through my years in Real Estate and NEVER have I had a complaint against me, nor my companies, with the Department of Real Estate, CONSUMER AFFAIRS. Quite frankly it saddens and upsets me to see that I have a complaint against my Company, staff and work ethics. It appears this Realtor took 3 months after cancellation of this deal to post a negative comment about me and company. I am quite offended to be on “Rip Off Report” as I have always conducted my business 100 % legitimately. I believe this Realtor did this out of bitterness or spite. Furthermore, he violated the National Association of Realtor Ethics Code. He was not “scammed or ripped off” as he claims. The sale transaction did not go through simply because he cancelled!


Let me start by giving you actual facts: (Realtor 1) as he identifies himself was fully aware that the sale transaction he was purchasing and representing himself as the buyer was a short sale transaction. It was clear from day one that this short sale transaction was not yet approved and approval is not guaranteed therefore, he was advised that it can take UP TO 90 days to close. (Realtor 1) advised he had no problem with the time frame as he has purchased and negotiated short sales himself and understood the process. Moreover, (Realtor 1) received updated status information as often as possible as it came to us by the short sale lender. My company has substantial proof from the short sale lender on the process and progress of the short sale.

(Realtor 1) seemed very eager to close this transaction as quick as 30 days, since he was the agent and buyer. Realtor 1 suggested at one point that he could negotiate the file himself if we allowed him to do so, and he was advised that it was not possible, since this would be a conflict of interest. I advised (Realtor 1) to be patient as we were proceeding with the conditions the short sale lender was requiring from the seller. It was about 45 days into the transaction were (Realtor 1) began to advise that “if this sale does not close in the next 30 days” “I will cancel”!!! (Realtor 1) impatience to close this transaction seemed to be very pushy and threatening all together. Furthermore, the seller was contacted and was made aware that we had a pushy and really aggressive buyer that had threaten to cancel the transaction if it didn’t close within the next 30 day period. Our client (seller) was now aware of the buyer’s threat and furthermore advised me if the buyer wanted to cancel the transaction he may do so. (Realtor 1) proceeded with phone calls to my office to obtain updates on the transaction and as progress was made. (Realtor 1) was continuously informed step by step. My transaction coordinator had to escalate the file to my officer Manager Wendy to see if she could further assist the Realtor, as he was becoming pushy, aggressive, and disrespectful to her.

My office manager Wendy as advised by me handled the transaction with much care and professionalism. Wendy explained to the Realtor that she will do the best possible to expedite the file. Finally, days after speaking with the Realtor, Wendy advised me the Realtor submitted his cancellation request to Escrow. Escrow released the buyer’s Earnest Deposit Money within 3 days of Buyer’s and Seller’s mutual cancellation agreement. I want to further extend an apology to the Realtor if he feels as if we conducted the file poorly. Realtor alleges that he called me and that I hung up on him; as this is untrue. I keep an open line of communication with my office manager, Transaction Coordinator, and clients at all times. Again I have been in this industry a very long time and my reputation is at stake here due to this individuals false statements. Realtor's alleged actions well be reprimanded by the Board of Realtor’s as I have filed a Complaint of Ethics against him.

Article 15

Realtors® shall not knowingly or recklessly make false or misleading statements about other real estate professionals, their businesses, or their business practices. (Amended 1/12)

• Standard of Practice 15-1 Realtors® shall not knowingly or recklessly file false or unfounded ethics complaints. (Adopted 1/00)

• Standard of Practice 15-2 The obligation to refrain from making false or misleading statements about other real estate professionals, their businesses, and their business practices includes the duty to not knowingly or recklessly publish, repeat, retransmit, or republish false or misleading statements made by others. This duty applies whether false or misleading statements are repeated in person, in writing, by technological means (e.g., the Internet), or by any other means. (Adopted 1/07, Amended 1/12)

• Standard of Practice 15-3 The obligation to refrain from making false or misleading statements about other real estate professionals, their businesses, and their business practices includes the duty to publish a clarification about or to remove statements made by others on electronic media the Realtor® controls once the Realtor® knows the statement is false or misleading. (Adopted 1/10, Amended 1/12)
