Here is letter/email received after Craigslist inquiry on house (to good to be true!)

First off, I really do appreciate you taking a look at my home. The closets are large, the bedrooms are spacious, and the windows let in alot of natural light.
 
This 2 bedrooms 2.0 baths rental has not had any prior pets and is currently pet friendly. It does not have smells or stains. We do not have any breed restrictions and there is no fee or deposit.
 
If your pet(s) do damage to the rental, you will be responsible for making all repairs.
 
To lease our home we require the following:
 
1. Valid Driver's License or Photo ID
2. Lease Agreement (month to month, 6 months, or 1 year)
3. First months rent
4. Completed background check for each applicant
 
Background checks can be completed online using Rental Verified: link.
 
If you have a felony or bad tenant history, don't worry, I'm willing to be flexible.
 
There are many more reasons to visit the home. It has been well kept and the kitchen will make you feel right at home. Comes with a full-sized washer and dryer along with being located in a good area.
 
I will bring the lease agreement with me to the viewing. I also require background checks to be completed by all applicants.
 
When you have completed your background check and are ready to schedule a viewing, let me know. It'll be in a .pdf file and you can print it and bring to the showing or email it to me.
 
I would like to be able to speak with you when you have time. What would be the best number to reach you at?
 
I will be available tomorrow, Tuesday, and my availability can change dail y. Can y ou think of a time that might work the best for you}?
