Property23 Sean Whalen, bot property on web and got a bogus deed for $26,000 Orem, Utah

Dan Cannon, a real estate agent in Birmingham researched this property and found the owner  listed as Blue Mountain, 727 N 1550 E Ste 350 in Orem Utah 84097. It was listed 10/28/2010 and again on 10/17/2011, asking $34,000.  He
said it was painted light grey since a couple of years ago.  He said 'Real bad area and anyone would need to be there on a day to day basis .  If vacant would be vandalized.  The windows are broken out and the copper plumbing stolen.  Would be hard to get a tenant except under section 8.  Also that if bought for $3000, could get money back in 60 to72 months by renting at $300 to $400/month.  The tax value is $10,000. 

I called the tax assessor and they had no record of any such property.  Dan Cannon said the taxes were paid.
2/5/2011.  I did not pay them as I never received a bill.  I'm not sure this deed I have was ever recorded as I did not do so.  Thought it was all taken care of by Property23..

The Blue Mountain address is the same as Property23, from whom I bought it.  I got only a quit claim
deed and should have gotten a Warranty Deed.
