Notice to Brookshire homeowners 12/12/01:

Did you know that PULTE HOMES CORPORATION has planned to introduce a RANCH STYLE home sub-division from the $140,000 range called THE COURT, within the BROOKSHIRE COMMUNITY, Woodstock, GA? You probably did not; as most BROOKSHIRE home owners were informed by advertisements and by site sale agents that the community was to be developed as a three product line of SINGLE FAMILY HOME communities.

These homes would consist of sub-division's Enclave, Glen, and The Park. The latter being the least expensive priced from the $150,000 range.

The property owners and residents are very upset regarding the impulsive 'business' decision to introduce and develop a lower priced community within the Brookshire association. During the first HOA meeting, many residence asked question pertaining to the $140K 'Ranch Style' homes; questions that the HOA Property Manager was unable to answer. The feeling is that many of us were 'hoodwinked' and 'bamboozled' by buying into a home and investment property when we were informed by Pulte sales agent(s), signage, print media and internet advertisements that homes were going to be from the $150K.

Introduction of this product has stirred up many fears of property investment devaluation, and integrity issue with Pulte Corporation. Recently, a sales associate mentioned that in light of low sales of the Enclave, current economic climate (possibly brought on by the terrorism events of Sept 11th), that Pulte Corporation Management with aids from surveys, made a business decision' to develop a lower priced product that would target 'Older Active Adults'.

Why would a company with such a great reputation as America's Best Builder', not make privy or notify it's new home owners, prospective home owners going through closing phases, as well as current prospects of plans to introduce a different, al be it lower priced product?

Were there misrepresentations or misleading aspects, regarding Pulte's commitment to build out the community according to and consistent with sale agent's statements and/or print and internet advertisements during your contract process?

The Brookshire community will consist of 278 acres with 154 acres being developed, leaving 124 acres in open space. The adjoining property is owned by the U.S. Army Corps of Engineers. Brookshire will consist of three different price points, as well as three product lines. There will be a total of 625 home sites, of which 142 lots will be the Enclave product.

Is there conflict of interest concerning Covenant issues, HOA assessments, and construction/siding materials on the 100-120 The Court' homes?

Unless zoned lands for The Court are reverted back to zoned plans for either of the three advertised sub-division(s), do you feel your investment has suffered and will continue to suffer irreparable harm as a result of Pulte's business decision'?

Pulte won our Choice Award, but are you comfortable recommending others to shop Pulte if integrity issues seem to ermeate behind the scenes of their marketing and sales departments?

Robert Burgess, CEO considers us, Pulte's customers to be in the best position to determine what constitutes exceptional service, thus:
In an effort to protect the equitable value to each individual property, and therefore, the integrity of the Brookshire community and Covenants, this petition is set forth to call for Pulte Corp to cease and desist development of the $140,000 Ranch Style Homes (The Court) in Woodstock GA.

Sudden introduction of this product within this development would be a disservice to the current homeowners and investors of the Brookshire community.

This agreed upon petition is on behalf of and signed below by the current homeowners of Brookshire's Enclave, Glen and The Park sub-divisions. It will be forwarded to Richard Dugas (rdugas@pulte.com), Pulte Georgia and Robert Burgess, CEO Pulte Corporation.

Was the Ranch Homes land site planned and ploted in Nov? Oct? Sept?

Now that the lowest valued homes are from the $140K, do you feel you were 'hoodwinked' and 'bamboozled' by buying into a home investment and associate property development when the information provided to you at the time by Pulte sales agent(s), signage, print media and internet advertisements that homes were going to be from $150K-$190K.

Are you a property owner upset by an impulsive 'business' decision by Pulte to introduce and develop a lower priced community within the Brookshire association.

Would you say that survey aids on the 'Active Adult' market, a justifiable reason for this decision.

Would or should a company with such a great reputation as America's Best Builder', not make privy or notify it's new home owners, prospective home owners going through closing phases, as well as current prospects of plans to introduce a different, al be it lower priced product?

Should Brookshire property owners feel a sence that there may be a rise to investigate if there were misrepresentations or misleading aspects during thier Enclave, Glen or Park home purchasing phase? Pulte may have intially won your Consumer Choice Award, but are you now comfortable recommending others to shop Pulte if integrity issues appear to permeate behind the scenes of their marketing and sales departments?

Robert Burgess, CEO considers Pulte homeowners/customers to be in the best position to determine what constitutes exceptional service, thus: In an effort to protect the equitable value to each individual Brookshire property in Woodstock, GA, and therefore, the integrity of the Brookshire community and Covenants it may be recommended that you talk with your Sales agent, or Richard Dugas 770-381-3450 (rdugas@pulte.com) regarding the impact of this to your property and your reasoning to invest in the Brookshire association. You can make a different individually, but more so collectively as homeowners.
