I was originally contacted by Greg Conley about refinancing my condo. I signed the same documents the other people who had problems with this company did, and they charged my credit card $500 after being offered a lower monthly payment just like the others you've read about here (there were 16 pages of complaints against them when I found this site after they ripped me off - make sure to see these pages if you haven't) as long as the appraisal of my condo was high enough. My condo appraised high enough for the originally proposed mortgage, but Quicken was unable to produce the previously offered mortgage when they found out the bylaws for my condo owners association contained a right of first refusal cause that is extremely common for condos and often prevents the refinancing of condominiums. 



They still haven't answered the question of why they didn't ask about these bylaws earlier, something a competent and ethical company should have done. I was later offered another mortgage that was more expensive than my current mortgage, and my troubles began when I attempted to get a refund of the $500. I did get a partial refund, but my attempts to contact the Quicken contact I was referred to regrading a full refund (Nick Castle) at (734) 805-8258 were unsuccessful in spite of leaving a time and phone number to contact me as requested by his voice mail. He did call me back, but called me at home when he knew I was not going to be there, and later lied about this too when later contacted by the Better Business Bureau. 



Nick Castle lied to the Better Business Bureau about a number of things including: the appraised value of my condo being to low for refinancing, the completed condo questionnaire, his attempting to contact me to discuss my refund and my attempts to contact him regarding my refund. 



Whether the actions of these two Quicken Loans employees are fraudulent or merely incompetent is a question for the lawyers to decide, but I'd recommend you avoid this company at all costs.

Yes it is SHOCKING....

There used to be a law of the land that made USURY and crime. There also used to be laws in place to help consumers deal with big companies like this! In my recent dealings I have found that Quicken Loans is at best a shark feeding on the life blood of poor folk, and at worst worthy of a criminal conspiracy placing PROFITS above all America People. Morally bankrupt and EVIL. I recently received an email message from Clayton and he said that he and a team would be working to remedy my situation. Quicken overdrew my credit card account knowing most of the money was to battle my growing credit card debt. They provided no service and still felt entitled to my credit and this threw me into a debt cycle I am just now coming out of. The goal of such businesses is to make all American folk their SLAVES. I am still waiting for this to happen and this old saying applies: "I am not going to hold my breath waiting." This IS the EVIL EMPIRE and it is NOT overseas.

Im just amazed at the response from Kelly@quickenloans.  Aside from the spelling and gramatical errors in her response, she places all blame on the borrower and makes snide comments throughout.  It's no wonder Quicken Loans has the reputation it does.  As a loan officer for another bank, It makes my job easy when Im competing with Quicken.  Just have the borrower take a quick peek at Rip Off Report, and they'll never speak with Quicken again!

Hi Michael. I'm Kelly with Quicken Loans. Thanks for sharing your experience. I'd like to try and shed a little light on this for you.


As previously discussed, when we are unable to verify or document the information you provide us at application, we are unable to proceed with a loan. It is not within our control that your home appraised lower than you thought it wood. Additionally, most of the time we can determine if we can lend on a property by an appraisal alone. When an appraisal contains an item that would prevent us from lending on a particular property, we have saved our clients the cost of a condominium questionnaire. Most of our clients are happy we take this extra step to try and save them money.

In regards to our deposit policy, which you agreed to and authorized on your loan application, we followed through with our end by giving you a refund of the money that was not spent on your behalf. We keep nothing. We gain nothing by working with a client we cannot help. It is in our best interest to get a happy client to closing. I'm  hoping that makes sense to you.

Each and every client deserves to have their concerns honestly and thoroughly researched and responded to. We have done that for you. As you are already aware from our previous responses to your complaint to our office and your complaint to the Better Business Bureau we obviously perceive your loan process much differently than you do. Since we opened our doors in 1985, we've closed over 900,000 loans. On a typical day we work with about 10,000 clients, closing several hundred loans every day. Our clients give us a 94% when they rate us at closing and we also have the highest grade available, an A+, with the Better Business Bureau.  Continuing to post online or complain to outside agencies will not change our decision.
