I was in a pinch to find a good, safe home for me and my daughter. I found an apartment for 1150$ Online and called to view it. We were met by Brian and Eileen Quinn, he walked us through the apartment, talked about how he didn't like the tenants way of life so he had asked her to move. He said she partied too much, he spoke of his church work often, and since my daughter and I are also involved in our church, we thought we'd found common ground. However, as we viewed the apartment it didnt seem like the tenant was not ready to move. When we got outside, the landlord started to talk money and he said he had 4 people coming to look at the place after us .. He knew we liked it and he knew we were in a pinch.. So when I asked the price, he said $1380.., I corrrected him and he said "no that one is gone".. I was tricked again, but had nowhere to go. He said the only way he coukd accept my application and reserve the apartment was if I gave him $500 as a nonrefundable deposit! I said I wasn't comfortable with that, but he kept telling me it was the place for me and if accepted he would put the money toward our deposit. So I did it in GOOD FAITH. He also asked me to put the electric in my name prior to me taking possession because he gave me some crazy reason why it made sense. I did it. The process took forever. He asked for an additional 3380$ in order to allow us to be set to move in. Then a week later he emailed me and said for me to get to his House by 7 am. I told him there was no way I could., I'm a single mom, battling stage IV Cancer and my daughter gets on the bus at 9:00 am. I told him I'd be down right after she was on the bus. He said that wouldn't do and he's having second thoughts about letting us move in. He took our money and DID NOT LET US MOVE IN!! It's a scam!! The tenant never intended to move out! It's still on line as a cleaned out, unoccupied apartment at the lower price.. STAY AWAY FROM BRIAN QUINN ENTERPRISES!

Quinn Enterprises Properties is ethical
AUTHOR: Quinn - (USA)
SUBMITTED: Thursday, June 30, 2016
The complaint filed by "Miss PA" on 6/24/16 about me and my wife and our company "Quinn Enterprises LLC" is nothing short of slanderous. First of all, the woman who filed the complaint notably did not even leave her name; which for now I will leave out. As for the numerous claims she makes about the brief interaction she had with my wife and I, there are too many fabrications and misrepresentations to completely go over in a short rebuttal. I'm glad I keep all communications in emails. But, in short...
"Miss PA" came to look at one of our two rentals with about 10 days to go in the month of May, with the current tenant moving out May 31st; thus us desiring to get new tenants in the first few days of June. Our listing for the rental she was interested in was our larger rental CLEARY asking for $1395/month in our public listings, not the $1150 she insinuates we bate and switched her from; and that public listing CLEARLY points out that if someone wants us to process their application and cease showing it to others they must submit a holding deposit equal to one months rent ($1395) which will then be applied to their security deposit. Standard practice by landlords. But "Miss PA" HERSELF uniquely asked to ONLY submit a $400 deposit, yet still expecting us to hold it for her and stop showing it to others.
We mutually agreed to a creative solution of mutually sharing the risk of her only submitting a $500 holding deposit. "Miss PA" understood that, due to what she was asking, it would be non-refundable since should something go wrong in her screening my wife and I would risk loosing other interested prospects (which we did have) for all of June's $1395 rent. She'd risk $500, we'd risk about $1400; and with that she agreed to get us the remaining move in costs/balances, pass a standard rental screening, and provide us a signed lease - ALL no later than 5/31/16. "Miss PA"s email response on 5/22/16 agree specifically to those terms. Unfortunately from that time forward, every step of her processing became a concerning hurdle. No payments could be made directly by her by check, her TenantBackgroundCheck showed red flags, and the balance of move-in funds due by 5/31 after the end of May we were informed to look for the payment in the mail.
When it got to be two days AFTER the deadline to wrap everything up into June, "Miss PA" finally dropped off a copy of the lease with a completely unacceptable signature page; when seeing it I immediatley emailed her that she needed to get us a reasonable lease and that we needed it immediately at this point, to which she emailed "I''ll drop it in the mail". At that point I emailing, that if she can't come back tonight with the lease, we need to meet tomorrow morning before she snail-mailed anything, and that I was concerned with things and needed to talk. After other concerning emails from her raising our doubts more, she began introducing email threats with "Honor the contract or my attorney will be in touch. We will file with the Magistrate against you." Mind you, these threats sent when we are two days into the month, past our agreed deadline to get all business wrapped up, and she's telling us we are going to have to wait again a few more days for the mail to maybe bring us a properly signed lease.
The next day on June 3rd, "Miss PA" had new emailed reasons to not meet us early to clear things up; when I asked her to drop her threats and explained they were not helping her, "Miss PA" emailed "I'm not revisiting anything. THE DEAL IS OFF. I have to find a place for me and my precious daughter to live and it won't be at your property." I have this 6/3/16 9:57am email from her to substantiate this fact. "Miss PA" IS THE ONE WHO PULLED OUT OF THE ARRANGEMENT. As feared, leaving my wife and I without anyone to rent for June. Almost two weeks later, on June 14th, "Miss PA" had someone call me with his caller ID turned off to chastize me, with me clearly hearing her in the backgound, lay down treats, and then to hang up on me. Unbenounced to he and her lead caller, I could record the call.
I will be very reluctant to again compromize on standard rental screening and move-in requirements. If someone wants to stay in a nicer place with good landlords, like my wife and I, that person needs to be ready and able to fulfill their requirements, without acception or excuses or stories.
We had been noticing a lot of prospects walking away from interest in our our great rental, which I believe potentially is due to this trumped up complaint by Ms Birch. If you are a prospective tenant please bear in mind that "Miss PA" technically never was a tenant of ours, nor even accomplished getting us an acceptablly singed and executed lease. Since becoming landlords about 5 years ago we've had 7 tenants between our two rentals (each two bedrooms)... I'd be more than happy to pass on the referrences they would provide about their positive dealings with me and my wife to any and all prospective new tenants.
Brian Quinn
