" Ray Wateska grew up in a suburb of the city of Pittsburgh. He was the middle of three boys to two hard-working blue-collar parents who taught them to be self-sufficient, kind, considerate and compassionate.

By the age of 10, Ray had successfully acquired his first newspaper delivery route and by the age of 12 he had two paper routes simultaneously. He and his brothers did odd jobs like cutting grass and shoveling snow and any other type of work they could to help them support their hobby of dirt bike riding. By the age of 15 he had his first "official" job as a maintenance person for an ice-skating rink inside the local shopping mall. He became a certified Zamboni, ice resurfacer operator at the age of 15 and by the age of 16 he achieved the promotion to maintenance supervisor and was doing scheduling work for coworkers who were in their middle 20’s and attending college. When the ice-skating rink closed down to make way for food court be transferred over to the local convention center and worked in maintenance there.

After high school graduation, Ray went off to work on the grounds crew for a local housing builder / developer and apartment management company in his hometown. Because the work was seasonal he always sought out other jobs in the apartment community such as painting apartments, shampooing carpets, and plowing snow with them in the winter. Upper management routinely selected Ray for special assignments at different communities throughout their vast housing portfolio. Finally at the age of 21 Ray was promoted to property maintenance supervisor for a large condominium, town home town and apartment community on the outskirts of the city of Pittsburgh. At the same time he was working a second full-time job as a dispatcher and tow truck operator for local towing company. Realizing that he was working 80 hours a week and stuck in an hourly pay routine and his income was limited to the amount of hours he was able to work each week multiplied by his hourly pay rate. After some thought, Ray went off and started his own property maintenance business. His business boomed during the summer months but he sought out things to do in the winter. That led him to start a business in direct sales and marketing and 1992 he moved to Tampa Florida to expand his business.

After being laid up from an auto accident shortly after moving to Tampa, Ray received a mailer for an Orlando school teaching the purchase of cash flow instruments. This would be seller financed mortgage notes, business notes, buy here pay here auto notes receivable, structured settlement annuities and other debt instruments. Ray started working his business part-time and soon turned into a full-time occupation. Shortly thereafter, he achieved the status of "million-dollar club" member in the American Cash Flow Association which led to their request to become an instructor for their school to teach others how to be successful in the cash flow industry.

At the same time Ray found that there was a need for someone who can originate mortgage loans for those people who reached out to him constantly for assistance with real estate financing. Ray spoke to one of his investors who told him that his wife operated their mortgage brokerage arm of the company and thought that he should try his hand mortgage loan origination.

Soon after, Ray obtained his mortgage broker license and was working in the mortgage loan origination field. One year later he opened up his own brokerage company and has been doing mortgage loan origination and consulting ever since.

Besides working, Ray likes to go to the beach, boating, bicycling, fishing, motorcycle riding and fitness. He enjoys movies, comedies and music concerts. Ray is an avid dog lover and routinely supports charities that help needy and abused animals.
