I started receiving direct marketing text alerts about seller leads from this company for over 1 year. It appeared to be a legitimate company. They are located in Houston, TX, Victoria, Westminister London and Toronto, Ontario Canada. The company stated that they will send you 10-20 listing appointments per month for 1 year. They indicated that you would receive training. Once I paid the annual subscription of $3,900, I received training, no seller leads or listing appointments. I requested a refund after 1 month of not receiving any leads or the alleged training. The owner indicated that he was working on it and he had purchased data to generate leads. He absolutely refused to give a refund. I wrote a bad review on Facebook, the owner Andrew took down his page. He then created fake Facebook profiles without pictures to write a bad review about my business. Thereafter, the owner of Real Estate Federal Corp aka Real Estate Seller leads demanded that I remove the one review on BBB because it was impacting his business. If you give this company any money, you will not get the services that he advertises. I did some further research on this company after I got ripped off and discovered that all of the company's offices are virtual offices to make it appear as though it is big corporation. It is ran by one person. The BBB stated that the business was located in the Devon Energy Tower in Houston, TX. There is no such building in Texas. I Google Devon Energy Tower and called the company, they said its an engery company and that no company has leased space by the name of Real Estate Federal Corp aka Real Estate Seller Leads. If you Google the location of his offices outside the US, you will see that these are virtual big corporate looking offices for an online presence to make his business look big. Beware real estate professionals you will get ripped off, get no refunds for the services that you don't receive and harassed by the owner.

BEWARE OF THIS COMPANY.  The owner will rip you off. I send him an email letting him know that I am going to take legal action against him and this is the response I received. He is using various websites, changing the name, etc.

Hello Executive Trustee:  

Dear Member,

This will be our final attempt at a positive resolution. You have never attempted to resolve anything with me. What you have done was attempted to persuade me  not to tell the truth about your business. You offered me leads after 6 months of no leads. The 3 leads that you did send me were BAD leads.            

We have asked you on a number of occasions to stop slandering the association on the internet. Let me be clear as to the definition of slander. ral defamation, in which someone tells one or more persons an untruth about another, which untruth will harm the reputation of the person defamed. Slander is a civil wrong (tort) and can be the basis for a lawsuit. Damages (payoff for worth) for slander may be limited to actual (special) damages unless there is malicious intent, since such damages are usually difficult to specify and harder to prove. Some statements, such as an untrue accusation of having committed a crime, having a loathsome disease or being unable to perform one's occupation, are treated as slander per se since the harm and malice are obvious and therefore usually result in general and even punitive damage recovery by the person harmed. Words spoken over the air on television or radio are treated as libel (written defamation) and not slander on the theory that broadcasting reaches a large audience as much as if not more than printed publications. The DEFENSE TO SLANDER IS THE TRUTH so anything that I have said about your company is the truth. No only is it the truth but I can prove it. 

We understand you were upset that your account manager Andrew hung up on you at one point after you had called a number of times. Andrew no longer works for the firm. We apologize to you for that happening. Great. On the BBB it showed that Andrew was the owner of the company. As I indicated to you, I know your true identity so Andrew is not and never was the owner of this company. I also can prove who the true owner is so let's not go there.

We also understand you had buyer’s remorse and did not like that you  got a lot of texts with example leads before you signed up but weren’t getting your leads  fast enough a few days after joining. I didn't have buyer's remorse, I realized that you were going to defraud me and that is why I requested a refund.

It takes time for a campaign to get started. You've had more than enough time to have 10 campaigns but to date you have no honored the contract at all!!!

Our refund policy and service guarantee are set forth in the contract you signed. Numerous times, I've advised that for some odd reason the contract that I signed did not come through to me. You have been in breach on the contract for almost 1 year. You have produced 3 bad leads and your company states that I will get 10 leads per month. You only sent me leads because you wanted me to say on the BBB that the issue had been resolved. You have a rating of F from the reports filed against you. 

When you posted your complaint, we  had 0 complaints about our company. That was because no one where to file a complaint or how to deal with you. See you target and market to realtors that you see on Facebook. Professional business people are trusting and believed that you could provide the services, but once you took their money and didn't produce the services well you will have a problem. You have a serious problem with me. 

We always have tried to keep everybody happy with leads. This is a lie. You do not keep your clients happy and there are a lot of unhappy people out there that you have ripped off. 

The firm  has been generating leads for a number of years. Yes. It has and the company has been stealing from people and it finally has caught up with you. 

Your complaint caused a serious problem with us recruiting our commission based callers for lead generation. You had every opportunity to resolve my complaint but you failed to do so. What you are use to is taking peoples money and then they go around and circles with you and then they give up. I will NEVER give up or go away until you refund my MONEY. Do you get that. 

Your actions have impacted a lot of members. Take responsibility for your actions, unscrupulous business practices and the fact that you have defrauded many people.  Do not blame me for your actions!

We are happy to settle this matter by sending you leads if we can come to a resolution. At this point, you are in breach of a contract. You had or have no intentions of sending me any leads. Your words mean nothing to me at this point and I do not trust you because you've told numerous lies. You have received $3,999 from me and I work VERY HARD for my money and my clients. You defrauded me, took my money and have not produced but 3 bad leads and you expect me to settle this matter with you. The only thing that you can do to settle this matter with me is REFUND my money!

If we do not come to a resolution, please understand that we do intend to respond to your actions and we will pursue any and all legal remedies. Again, you will not come to any resolutions but a REFUND. Any lawsuits or legal remedies you take against me I will victoriously defend myself. In addition, I will make sure the media is aware of your actions and what you have done to the public.

We are trying to run an member supported association and help members get leads. You are not trying to do this. You are ripping off hard working honest people that see some benefit of not attempting to generate leads and you are taking advantage of people and not producing. How many people have purchased your membership only not to receive anything. Please do not test me on this matter as I've told you I am not like any other consumer your have dealt with. 

We now face chapter 11 bankruptcy because we have lost investors as well as callers. I am not the reason why you need to file Chapter 11 Bankruptcy. You are filing to avoid paying your creditors. You are attempting to use the BK court to avoid even the people that you entered into a contract with. You thought if you did not notice all the creditors that they would never find out. I have you on a watch list for BK as well as any court matters. So file BK and I promise I will fly to whatever jurisdiction you file and I will appear before the Judge, contact trustee, DOJ, FBI, FTC and I will report you and expose you to the court's for the fraudster that you are. 

Slandering will never get your money back, but we can work together and get you leads. Last time I am going to reiterate this to you. You need to refund my money within 30 days, as well as the other people that you've stolen money from. I am calendaring it today. You have until September 14, 2018 to get me a refund to Quintella Griffin, P.O. Box 4031, Antioch, CA 94531 for the services that you did not render. 

SHOULD YOU DECIDE THAT YOU WILL NOT REFUND MY MONEY, I WILL PROCEED WITH THE FOLLOWING:

1. File a police report 

2. Contact the DOJ = Department of Justice

3. Contact the FTC = Federal Trade Commission

4. Contact the Immigration = Yes. I know that you were not born in this country. Now you know that the President loves to deport criminals and would love to revoke your citizenship so I will start working on that process.

5. Property You Own: I will start writing letters and posting properties and assets you own so people that you have defrauded can sue you and place liens and judgments on your properties.

6. Social Media = I will post daily about you and your company. I will create a FB page just for you.

7. Ads and Advertisements = I will run a full blown add in newspapers about your company

8. New Reporter = I know a news reporter that would just love to do a story about this matter.

9. Bureau of Real Estate - Complaints in every state you do business.

10. Bureau that oversees appraisals - I will file complaints with them

11. Escrow Companies - I will send out an email blast to every escrow company about you so that they annouce it to realtors.

12. General Contractors - I will notify the associations about you and let the GCs know what you are doing. 

13. I will NOTIFY any public, governmental, law enforcement agency about your business tactics and how you steal from people.

14. BK. Even if you don't file BK, where you do business is the jurisdiction that you must file BK, I will send a letter to all BK judges, clerks, trustees in Texas to let them know you anticipate filing BK and why you are doing it. You will have to answer to the judge and I will make sure that I have enough evidence to prove everything that I am saying

In case you didn't know, you have committed a criminal act by crossing various state lines by entering into contracts with people and not providing the services which means you committed a federal crime using the internet. Did you know federal criminals do all of their time? If you doubt my capabilities as a realtor, you should doubt my capabilities as a paralegal and my research skills. The only response I expect to here from you is that you are going to refund my money.  You have 30 days to send my refund and if I do not receive, I promise that I will take ALL necessary legal actions to stop you from every doing what you did to me to any hard working business professional again. 

This is the last communication with you and I will not debate with you. Refund my money or I will go on an unbelievable mission like you have never seen before.  I work too hard for you to steal money from me.

Please communicate in writing.
