ITS OBVIOUS THAT THESE ARE SOME PEOPLE THAT HE KNOWS OR ITS PROBABLY HIM WHOSE WRITING THE STATEMENTS SAYING THAT HE IS NOT A RIP OFF. YES HE IS!!!! I HAVE DELT WITH HIM IN THE PAST AND IF YOU SEE THE STATEMENT HE WROTE ABOUT THE YOUNG LADY WAS VERY UNPROFESSIONAL. HE TRIED TO TAKE ADVANTAGE OF A YOUNG BLACK WOMAN. YES, I DO BELIEVE HER! HE IS A RIP OFF AND HE WILL TAKE YOUR MONEY. 

I'm happy that you found your home but your statement regarding my facts does not have anything to do with MY facts. I've dealt with Xavier and he is in fact a fraud. A home that I own..that I paid for and he's trying to tell people I offered him sex for money is stupid and unprofessional. All I can say is good luck and beware but if u want to write something about him...replying under my statement isn't the place because I will stand my response because of everything he put me through... And I will be uploading text messages cause I still got all the proof. Have a nice day...XAVIER IS A SCAM ARTIST!!!!!!!

I would like to start off by saying that our family was very hesitant in dealing with Xavier. But not necessarily because of the bad review( however it did add to the scrutiny) but just because of how he handles his business. Not informing Xavier that I once work for another property management company or that I am taking real estate classes now, I inquired about a rental for my mother who is moving to the Atlanta area.

My initis call went great. He has an awsome personality and very enthusiastic. I advices my mother that I think we might have found a property management company that we will get results from. Keep in mind we had been looking and paid several companies with no response or action!!! Well when I told her she have him a call and we set up a. Appointment to see a particular property. My mother is an employee of the Federal Gov. She checks up and researches EVERYONE. Just because that's who she is. She ran across a couple of bad reveiws and immediately went into defense mode.

She immediately thought FRAUD. We both had serveral conversations with Xavier with regards to the negative comments left about him. He assured us that they were disgruntled tenants and/or owners that were trying to damage his reputation. I know and understand that in Real Estate business you are gonna have being that are upset because you can not please everyone. 

We decided to give him a chance. The property we were interested in initially didn't show as well as we thought. However, he had another property that looked even nicer, a little bit out of the area we wanted to be, but nice. We decided to go with the latter property. Now here's when it's time to do paperwork and do the transactions ie, deposit, first months rent etc. Well he has a very different way of doing his transactions. He asked that you pay all your fees upfront before he prepares the lease.

This was a red flag to me and definately my mother who was relocating from another state. I had to sit back and think and realize that I wasn't sure what his terms and conditions are with the owner of the property we want. Maybe these are contingencies of the owner. Which in all honesty, has nothing to do with me. Our contract would be with Xavier. Well we put our trust in him and did as he asked. He put us in our home of choice and we are moving in tomorrow, keys and lease in hand. 

He'a not a bad person or disrespectful. He's straight forward and our family appreciated that because we are straight forward people. He has a business to run and at the end of the day, that's what it is business. I maybe jumping the gun but as of now I'm completely satisfied with the service rendered by Realty Gurus and I'm looking forward to fulfilling my lease agreement. 

It's too funny because he knows little about me or my life...lol. If this is the type of person you want to deal with from him..so be it. First and formost I don't have 3 kids..2nd of all I never trick a day in my life. I wouldn't touch his ugly a*s with a six foot pole and I have a husband that's in the army Ibe been marry to for 8 years. My lovely home is PAID for and I have invested in stocks and bonds. I work a full time job and don't need to ask for nothing because me and my family is doing very well. All I wanted was my money which he refuse to give. I don't even know any of his employees and I met his ugly a*s one time and that was to sign the contract. If he gotta go through all that and slander someone name means that you are weak and is less then a man... DO NOT DO BUSINESS WITH THIS MAN...!!! Read his response...I'm quite sure you don't want to. BTW... He found my house om the internet.. I didn't call him. I'm not gon reply with negativity because I'm much more better then that. All I can say is, everything in my original complaint is true. You guys have a nice day! One more thing...the water never needed to be fix...lol. w***e...trick...s**t..prostitution...hahaha. That's too funny. Read his other complaints on different websites. This is my tenant he seems happy to me and don't I have a lovely home. 

We regrettable have to respond to ignorance and slander from Towanna Riley.... And, we dont condone ignornace from home owners or tenants.  Towanna you have slum lord tenancies that we discoverd in December 2013!!! You did not want to replace your tenant's water heater when it was potentially broken!!! In our opinion you were willing to put our tenant in the cold because you said you did not have Christmas money for your kids!  While we sympathezie with you personally as a business we had to make the decision based on Georgia laws and your contract with us to support the health and welfare of our tenants having a warm home after paying late rent of $1125mth on 12/26/13!!!! You was quoted by your repair man that if you had to replace the gas water heater than your fee was $799!!!! Therefore, we advised you that you should have $400 available to start the process of taking care of your tenant and ours!!!  WE HAVE ZERO TOLERANCE FOR SLUM LORDS!!!!!  ALL MEN BEWARE IF YOU WANT A GOOD RELWTIONSHIP WITH TOWANNA LATRELL RILEY SHE MAY BE A SLUM LORD SINGLE 31 YEAR OLD WOMAN WITH 3 KIDS UNDER 10YRS OLD!!!  BUT WE WANT TO HELP HELP HELP GET HER FINANCIAL BUSINESS TOGETHER TO HELP HER FAMILY SUCCEED!!! I TOLD HER THAT HER 2YR OLD BABY WAS CLIMBING ON THE STAIRS WITHOUT ANYONE WATCHING THE BABY!! TOWANNA RILEY TOLD ME HER 2YR OLD BABY COULD TAKE CARE OF HIMSELF WHILE SHE WAS OUTSIDE THE HOME TALKING TO ME!! WOW!! WHAT IF HER 2YR OLD BABY FELL DOWN DOES 15 STEPS????  TOWANNA RILEY TOLD ME THAT SHE LIKES TO PROSTITUTE TO MAKE EXTRA MONEY TO FEED HER KIDS!!! I TOLD HER TO GO TO CHARITIES FOR FININCIAL HELP!! SHE TOLD ME CHARITIES DONT PAY AS MUCH MONEY THAT SHE MAKES WHEN SHE PROSTITUTES HER BODY FOR MONEY AND FAVORS TO MEN!! SHE SAID PROSTITUTION IS HOW SHE GOT HER GAS AND HOTEL MONEY TO COME TO ATLANTA FROM ORANGEBURG SOUTH CAROLINA!! THEN TOWANNA RILEY ASKED ME IF I KNEW A HOTEL IN ATLANTA METRO WHERE SHE COULD GO PROSTITUTE FOR MONEY!! I TOLD HER I DIDNT KNOW ANY PLACES LIKE WHERE SHE COULD PROSTITUTE!!! THEN TOWANNA RILEY ASKED ME IF SHE COULD (((redacted))) FOR MONEY TO PAY HER DEBTS!! I TOLD HER NO WAY!!! TOWANNA MY ANSWER IS STILL THE SAME TO YOU!!
