3.interpret information regarding listings, titles, financing, contracts, closings or other information relating to a transaction.
4.conduct telemarketing or telephone canvassing to schedule appointments in order to seek clients.
5.fill in legal forms or negotiate price and/or terms.
6.perform any act with the intent to circumvent or which results in the circumvention of the real estate licensing law, RCW 18.85 or the administrative rules in WAC 308-124.

Real estate licensure is not required to manage ones own property. More detailed information is as follows:
The licensing law definition of activity requiring licensure is rather lengthy. A condensed version of this portion of the licensing law might be: Real estate activity as defined, conducted for others with the expectation of compensation, requires real estate licensure. Activity would mean buying, selling, leasing, renting, negotiating, and more.
If the property management activity you are contemplating involves renting, leasing, or negotiating for others, real estate licensure would be required. If the property management activity is to be ordering or performing repairs and maintenance or collecting rents, those activities do not fall under the definitions of activity requiring real estate licensure. The full text of the definitions of activity requiring licensure may be found under Revised Code of Washington (RCW) 18.85.010.
The licensing law text of exemptions from licensure may be found under RCW 18.85.110. The Revised Code of Washington is available online at www.leg.wa.gov/rcw .
