I have entered a contract with Relocation Realty, Inc also known as Rental Relocation, Inc in February and March 2010. Prior to signing the contract the representative of RRI advised me that if my two properties were managed by them I would receive a discounted management fee of 8% instead of 10%. I agreed to the contract and RRI became my new management company. For the length of my contract up until September 2010, Rental Relocation has been charging me a management fee of 10% and refuses to refund the extra money in which they have been charging since the signing of the contract.
I completed all RRI's reccommendations in order to make my property more marketable. It started with the representative reccommending a company for exterior and interior work. The estimate given by the company hired to do the work as agreed upon and the contractor started the work. I paid the company prior to completion because I work out of state and I was leaving town. Also, I thought that if I was not satisfied, I would contact my management company to have the company rectified any issues I was not satisfied with . I reported my dissatisfaction of the work performed by the hired company to RRI and they said they were not responsible for someone I hired. RRI stated that company was not apart of their business therefore they are not responsible. I told them that their representative advised me that they have companies that work for them and this company (KSK) was one of them and they are highly reccommended.
RRI assured me that they performed a thorough background check on all of their clients and they only accept the best quality tenants. Three months into my contract with RRI, I got a call about a new tenant. A tenant was placed in my property and two months later she quit paying rent. By the second month into the lease with the new tenant, the tenant paid partial rent, RRI accepted it and never made mention of short rent. By August, eviction process started. I later called RRI who told me they started the eviction process early only to find out that the actual eviction date was posted on 8/25/2010 instead of an earlier date given. When I asked why wasn't I notified about non-payment from my tenant the representative from RRI said that she had alot of other cases to handle and she forgot to notifiy me sooner.
Currently, I have reported RRI to Better Business Bureau and as a resolution they have agreed to terminate my contract without penalties. It has been a bitter sweet moment because I have lost three months of rental income, have a trashed home and no money or no responsible parties. As I type this letter, I am still battling for compensation for my damaged property as well as RRI is trying everything in their power not return the tenants rental deposit.

As of December 8th 2010, I have yet to hear from RRI about my money owed. In addition, I haven't heard about the only property they had in their possession due to the eviction proceedings. This property has completed the eviction process and they changed the locks on the property on November 1st 2010 according to their personnel at RRI. I called on October 31st and was told that the eviction will be completed on Novemeber 1st which it was. I was then told that the eviction was completed by their (RRI) own company and the keys were left on the property at a undisclosed area. I later picked up the keys and gained entry to my property. A few days earlier, before I got in contact with RRI, I phoned the Sheriff's office where the Sheriff stated that I was not on the calendar for eviction. I phoned again 48 hrs later where the Sheriff placed me on the calendar for November 8th eviction because she said it was the only available date because they were so busy with evictions. Fearing that my property will be off the market yet another month I took the Novemeber 8th eviction removal date. I told the Sheriff if I heard from RRI with an earlier date I will call back to cancel November 8th 2010 which I did. RRI have managed to send me first class letter dated Novemeber 12th 2010 demanding that I remove my reports from all sites including Ripoff.com and BBB.com otherwise they will sue me for defamation. How could you sue for defamation when I have evidence supporting my report? I am not here to put RRI out of business but to simply make consumers aware and to force RRI to change their business practices. As I type this report, RRI have yet to refund my security deposit and my renters information on the same property they have the eviction on. I guess scare tactics are more important than upholding Georgia's Real Estate security deposit return laws.
