Unfortunately we read the previous Ripoff report on David Manning too late. David claimed to have commercial real estate loan sources for my client. He collected a loan package, gave a quote letter and even provided a rate lock letter. Every document was unprofessional and suspect, so we were nervous from the beginning.
But my client sent him a $20,000 check to a bank in Louisiana. When David did not come through with a loan, he told my client in a face to face meeting that he would refund the money. He didn't. We had a specific, signed agreement that accompanied our deposit check that he would refund it if the loan did not fund by November 20. Over a month later, he still has not returned the money.
He promised the refund check by a certain date, but did not meet the date. And then he just quit returning phone calls and has disappeared.
He is a liar and a cheat. He is a scam artist who shamefully uses the cover of his Christian beliefs to disarm people's suspicions. His web site emphasizes his work in finding loans for churches. Religious groups beware. You will be preyed upon by a wolf in sheep's clothing.
His method is to lure you into transactions with confident words and remarkable terms. His location is elusive and always in transition. He is hard to reach, but reappears just enough to keep you hoping.
But he did not keep his words and he breached a written contract.

Although I will remain anonymous for the time being, I have had the dreadful experience of seeing this take place first hand. I am not a victim, but a solid witness of events, tactics and continuous excuses that take place in this deposit collecting that David Manning is so very good at. The report above is true to its entirety and please, by all means, DO NOT TAKE THIS LIGHTLY!!! Do not let him give you some measily excuse that 'I have been in business for over 30 years and there are bound to be a few people that dont understand our business' Or how much of a favor he was doing for someone because they were entering into their first Commercial Project and he is made out to be the victim. He know very well what he does, he does it with a passion, he lives off deposits with NO intention of EVER processing a commercial loan. He doesnt have the sources to close any type of commercial loan, let alone will any Private Investors conduct business with him. But you all dont see this from the outside looking in, you see this sweet, fairly old, Louisianna man with a charming southern accent, and you fall for it hook line and sinker. You then become the next victim and you will be on here some time in the near future, expressing your frustrations and disbelief that someone can live with themselves by lying through their teeth every single day. Again, this is only for fair warning, I have proven, sourced information and proof regarding this man's practices.
He now works in another part of California, with another company, doing the same old thing. More information upon request.
