David Manning is a scam artist who says he is a mortgage broker and promises loans for churches and commercial property investers. He charges upfront origination fees. His gives you a loan approval, but does not engage a lender. He just does this to keep the fee. He also demands you send him appraisal fees of which he also keeps. I personally know of 5 investors who have been scammed by this man. I heard from grapevine that he had been in prison before for scamming people.

DO NOT give him any money. He will get you. He seems nice and has good words. Talks like a good ole boy. Kinda like a friend. What a shame. He is ruining lives and we all need to get together and put this thug back in prison where he belongs.

Guess Corona excuses David's stealing of two separate appraisal fees...and fraud.... and oh, what about all the other people who say the same thing. Guess we are all lying. Of course not. These people are involved in scamming people out of fees with no hope to deliver on ANY loans. The heat is getting hot, thats why Corona is posting now. It is hurting their scams to see this information on this web site. Wow. Imagine their business suffering like all of our families. Have you ever heard of someone say "lets see how you like it" or "see how it feels". Don't do any business with them. You will lose. They couldn't close a plastic bag, much less a loan. If these people would have paid me back the money they stole and cost me, then I would have never said a word. If they do then I won't say another one.

Well if you just stop and think about it, why would I be complaining if they paid me any money back. They never did and never will. All the loans were based on fraud. They did this to get my origination fees, appraisal fees etc. I would love to get paid some money from them. That would be a solution to this problem. They owe me origination fees, appraisal fees, slab repair fees, earnest monies etc. A refund is all I want. So.................again........make it right, Rhema/David make me whole.

Rhema Investments LLC/David Manning have closed hundreds of loans

This borrower is venting hurt and anger due to his losses and does not have the facts straight. A detailed account of his transactions is listed below. In summary Rhema Investments LLC offered to refund all monies paid to the company but the borrower would not accept the offer. His attorney stated he would not take less than four times what he had paid in. The offer was made in Good Faith and refunding more than was paid in is not reasonable.

The offer to refund was made after the borrower had tried to engage three separate attorneys to take his case and all refused. He also threatened to go to federal and state authorities and he was encouraged to do so by David Manning and Rhema Investments LLC. Everything had been documented and his files were in order with evidence of the facts. Listed below is a letter from the borrower himself stating he knew the failure of his loans to close was not the fault of David Manning or Rhema Investments LLC. The first property was destroyed by Hurricane Rita in 2005 and three of the properties that were being purchased by the borrower together appraised for only 50% of the selling price by his appraiser. This borrower felt for some reason to give the seller $50,000 of earnest money anyway and has been trying to blame David Manning and Rhema Investments LLC for his decisions. His last project did not close due to the purchase agreement expiring though his partner had insisted the seller had agreed to an extension. Once the contract expired the partner of this borrower purchased the property without him. Our borrower is blaming David Manning and Rhema Investments LLC for not closing the loan on time and is the only true fact stated in his complaint. As explained below the office was moved to CA from LA during the processing of this last loan for the borrower. The process was not finished on time due to the move and why the refund was offered to the borrower.

David Manning was brought to CA by two partners from CA and was not run off from LA as the borrower claimed. Nor was David Manning run off from its joint venture partner, A-1 Mortgage, Inc. The move to CA was voluntary and brought about by others in that state. It is also untrue that the residential license was obtained by Mr. Manning in an untruthful manner. He has been in the business since 1979 and has always been licensed though he stopped funding residential transactions many years ago.

David Manning has funded hundreds of loans since entering the business 30 years ago. He has acquired private investors since 1981 and performed start-ups and turn-arounds that involved opening dozens of offices for investors.

Satisfied borrowers of David Manning that have closed loans with him are placing their testimony on this website as well. Investors and individuals in the business for many years will do likewise. I am a victim of David Manning, Rhema Investments LLC, A-1 Mortgage

I read the employees letter stating that all these complaints were true regarding David Manning. David Manning allowed me to sign up over $11 million in property based on his approval of loans by a so called pension fund in California. That was when he was working with A-1 mortage in Baton Rouge. All his voice mails said "thanks for calling Rhema investments, an affiliate of A-1 mortage". The Louisiana office of Financial institution said he was an employee during that time and was a licensed mortage broker. David is an ex-con and has been in prison before for fraud. He was able to get his license because they didn't do back ground checks at the time. He "lied" on his app. where it says are you an ex-con, check yes or no.

I met David when he came to Texas. I was shocked at how bad he looked. He said he forgot his shoes and was wearing some old patched up shoes with the shoe laces hanging down. He had old clothes and almost looked home less. The really scarey thing is that he prayed with us. I am not sure how you can be such a con and be a Christian also. That judgement is not up to me but God and I know that.

I forwarded David origination fees for all this property. Put earnest money down with all the sellers, forwarded appraisal fees. He pocketed all of that money but the earnest monies. I had to forfit all that because we had to release that money to the sellers in order to get extentions because David never could close and we needed more time. There was always something. All the while David said "oh don't worry" all you need to do is close one loan and I will credit you all your money back.

This went on over a year until I lost every single one of these deals. I finally got a tip from another investment group saying they called the lender he used and they had no knowledge of their loans. The lost $200k to David. I then called my lender and he also had no knowledge of me or any of these loans. I immediately called David and he said "oh, I lie to my clients so they wont bug the lender". So, for over a year, David was admitting he lied to me and told me 1. the lender needs us to fix the slab and then he can close. 2. the lender needs us to patch the roof and then we can close. 3. the lender says he has to put all this data in the "model" to in order to do the loan. He called him by name more times than I can count. I have emails and documents stating that. It was all a fraud. The appraisal fees I sent him were never paid the the appraisers after they were done. He just snorted it or smoked it. I lost over $100k and am almost in bankrupcy. If I wasn't a strong man with strong christian beliefs, I would have been in a mental ward. I have been working since I was 18 methodically building my real estate business. I had 23 paid for homes by the time I graduated from college. I was at the peak when I met David. I will get restitution from David Manning, Rhema investments Llc and A-1 mortgage if I have to wait until my dying breath. This is for my family and for others. He has stolen more than just money, he taken joy from me, my wife and our children and all my friends who have to hear me complain. God help him. I then called my lender and he also had no knowledge of me or any of these loans. I immediately called David and he said "oh, I lie to my clients so they wont bug the lender". So, for over a year, David was admitting he lied to me and told me 1. the lender needs us to fix the slab and then he can close. 2. the lender needs us to patch the roof and then we can close. 3. the lender says he has to put all this data in the "model" to in order to do the loan. He called him by name more times than I can count. I have emails and documents stating that. It was all a fraud. The appraisal fees I sent him were never paid the the appraisers after they were done. He just snorted it or smoked it. I lost over $100k and am almost in bankrupcy. If I wasn't a strong man with strong christian beliefs, I would have been in a mental ward. I have been working since I was 18 methodically building my real estate business. I had 23 paid for homes by the time I graduated from college. I was at the peak when I met David. I will get restitution from David Manning, Rhema investments Llc and A-1 mortgage if I have to wait until my dying breath. This is for my family and for others. Although I will remain anonymous for the time being, I have had the dreadful experience of seeing this take place first hand. I am not a victim, but a solid witness of events, tactics and continuous excuses that take place in this deposit collecting that David Manning is so very good at. The report above is true to its entirety and please, by all means, DO NOT TAKE THIS LIGHTLY!!! Do not let him give you some measily excuse that "I have been in business for over 30 years and there are bound to be a few people that dont understand our business" Or how much of a favor he was doing for someone because they were entering into their first Commercial Project and he is made out to be the victim. He know very well what he does, he does it with a passion, he lives off deposits with NO intention of EVER processing a commercial loan. He doesnt have the sources to close any type of commercial loan, let alone will any Private Investors conduct business with him. But you all dont see this from the outside looking in, you see this sweet, fairly old, Louisianna man with a charming southern accent, and you fall for it hook line and sinker. You then become the next victim and you will be on here some time in the near future, expressing your frustrations and disbelief that someone can live with themselves by lying through their teeth every single day. Again, this is only for fair warning, I have proven, sourced information and proof regarding this man's practices.
He now works in another part of California, with another company, doing the same old thing. More information upon request.
