Rhonda Tersigni (AKA: Fresh Start Concepts) is a rip-off landlord. She lives in Northwood, Ohio, but she has a P.O. Box in Oregon Ohio.
She likes to represent herself as an honest, Christian, but she's apparently not a "practicing Christian".
She has no business skills and none to very little people skills.
She doesn't do what she says she's going to do. She tells you she will fix something. Then she'll deny telling you she'll fix it and blame the problem on you.
When we first met Rhonda, we told her repeatedly, that we would have trouble obtaining a mortgage, because of our credit. She didn't care. She just wanted a warm body in her house paying rent.
We gave her a $1,500 deposit on the house. We were supposed to get a mortgage to buy the house, but because of our credit, we were unable. We've been in the house for nearly four years, paying rent.
She paid $16,000 for the house. So far, we've paid her over $24,000 in rent, PLUS our $1,500 deposit. Yesterday (Oct. 2, 2009) she showed up, with an agent from List 'N Sell. He took pictures of the house, so that she can list it and sell it. She is going to sell the house, RIGHT OUT FROM UNDER US!
She abuses her power. One example is that she gave us a six day eviction notice (which is not legal) one week BEFORE our rent was even due!
She gets every water bill from the City of Toledo. We have never received a water bill from the city, or a copy from Rhonda. Every month for the past four years, she has received a water bill, yet I'm expected to pay this water bill, that I never see.
Any time we needed something fixed, it was like pulling teeth without Novocaine. She would say "you're supposed to buy the house, so it's your responsibility to make repairs". But, she won't apply ANY of our rent towards the purchase price. If it's our house, then why is she selling it to someone else.
When she comes to our home, she knocks on the door, incessantly. She will stand at the door and knock for 10 to 15 minutes. Is she stupid or what?
Every month, for the past six months, I've received a hand delivered note, that Rhonda Tersigni is not paying her mortgage on this house.
We will not get our $1,500 deposit back, not to mention the $24,000 in rent. On top of that, there is a big probability of us being EVICTED by the buyer. Don't buy her house; she's just purposely screwing us!
What's wrong with this picture?!
Do not do business with Rhonda Tersigni or her bogus company, Fresh Start Concepts.

She didn't buy the house for $16,000, 20 years ago. She bought it, not long before I moved in.
She wanted me to pay $41,000, but now she has it listed for $31,000.

So? The value of the house 20 years ago has no bearing on anything.

Feel free to ignore any illegally issued eviction notice. They arn't enforceable... just be d**n sure it's not a legitimate eviction notice.

Ok, who gives a crap about the water bill? If it's your job to pay the water bill then pay it.

As long as she is the landlord it's her duty to maintain the proper. You may need to consult with an attorney on this one.

No, of course not. It's rent - the two of you didn't enter into a loan agreement. On the flip side, this means she must act as a landlord and not a debt holder.

I think it's fairly clear that selling the house has been her intention all along. Your lease agreement is the only protection you have in this regard... if it permits her to sell the house at any time (like a month-to-month lease, etc) then you have no recourse.

GET OUT NOW. If the bank forecloses you will be kicked out with no (or little) notice and you will have no way to prevent it.

I DO have a long term lease.
I want my $1,500 deposit back.
She paid $16,000 for the house. I've paid over $24,000 in rent. She knew we wouldn't be able to get a mortgage. She knew right from the start, that we'd be renting and would need assistance to buy the house. If she had any business skills or people skills (or a soul) she could have applied some or all of the rent towards the purchase price.
My wife and I are both disabled. She doesn't care. I made the mistake of telling her that I was on mental (emotional) disability. I think that's the real reason she wants me out of here, but she would rather hide behind us "not buying the house" as her excuse.

What right do you have to complain you wont get you $24,000 back ?
Really??? The money was paid by you, and you agreed to pay it for the time you lived there. Wanting the money back is just idiotic.
If you didnt want her to sell it..WHICH SHE HAS EVERY RIGHT TO DO AS SHE OWNS THE PROPERTY, You should have gotten a long term lease.
She is doing nothing wrong in selling the property.
If she didnt fix things you should have sent her a certified letter requesting repairs and that way she couldnt deny it and you would then be eligible to withold rent in the amount of the repair ( as long as you had it fixed and had a receipt)
