River City Real Estate Llc, River City Renaissance Llc, River City Leasing Llc Slumlords In Historic Richmond Virginia

River City Leasing, Real Estate, Renaissance et al are quickly destroying the reputation of historic homes and apartments through out Richmond's historic Fan, Museum and Manchester Districts.

The properties in the Fan and Musuem districts are in utter disrepair, with walls and ceilings show clear water damage, even to the point of collapse. In addition to these tell-tale signs of neglect, the basement/laundry areas are foul and moldy, playing home to both rodents and insects year round.

My experience in the Parachute Factory Loft in the historic Manchester District allowed me a more intimate view of the lack of maintenance and put me in direct line to be harrassed by management and its agents.

The halls and common areas are unclean, stained with dog urine and feces, dropped food items, littered with paper and trash for months on end. The grounds and parking lot have no grassy areas, poor lighting and absurdly small parking spaces subject to aggressive towing policies enforced at random and not applied to the employees. For a "pet friendly" building, Parachute Factory has no grassy areas, and recently finished bricking off the only non-cemented patches of mulch on the property. Several muggings of tenants did nothing to encourage management to improve or even turn on the existing lighting. Their own employees frequently block open entry ways, allowing for non-tenants and vagrants to enter the property at will.

Each apartment has its own special variety of problems. Mine were inclusive of leaky pipes which were never repaired, leaking windows allowing water to leak directly into the apartment over a series of electrical outlets, poor sound insulation, incredibly high heating and cooling bills, unannounced entry into the apartment (illegal and prohibited explicitly in the lease), frequent changes in building rules and regulations with out notice to tenants, and employees who live in the building maintaining romantic relationships with tenants making for some very uncomfortable hallway encounters.

In addition to these physical issues, management has engaged in harrassment of the newly incorporated River City Residents Association on Yahoo Local, Apartmentratings.com and via email with several individual members and organizers.

River City Real Estate in harrassing and retaliating against the tenants association has broken the Virginia Residential Landlord Tenant Act. Tenants should stay as far away as possible from the company, its properties and its practices.
