In April 2009 I contract the company to install a new concrete driveway and add a stain and sealant to an existing path and porch. We agreed a price and a specification for the job in witting.

During the job many problems arose that were caused by the company failing to adhere to basic common sense (like masking area to protect them). As summary list of problems are:

1. Color/acid/stain spilled onto areas that were NOT to be colored. Contractor tried to cover up mess by applying colored sealants on top, these colors were not authorized and are pealing off.

2. Spills everywhere! Contractor stain/color/acid everywhere, on the concrete, on the boarders, on the public sidewalk, on the curbing, on the side of the house, on the garage floor, on the garage door! None of this was ever cleaned up. ALL THESE SPILLS ARE SEALED IN, as contactor put sealant on top of spills!

3. Texture differences in new pour. Job spec called for light broom finish. Actual texture is light in places, smooth in other and heavy on others, all on the same slab! Also some areas are super rough as there is trapped the dirt / grit under the sealer as it was not cleaned before sealer application.

4. Expansion joints, do not match existing. Contactor was supposed to match existing path, sidewalk and garage concrete, but choose to use a saw cut joint in place of the bull-nose. This was never discussed or approved by homeowner.

5. Acid stain boarder did not look as advertised. During the bid process contractor told the homeowner that the acid stain would look like the ones pictures on his website 'rosecoatings.com' they are not even close. Website depicts acid stain that looks 2-3 color marbled look and deep in color and shine. Work done looks flat and dull, with little marbled. Also the color does not match from one section to the next.

6. Written Spec / Contract called for fiber-mesh, but none was used. Upon close inspection (under microscope) there is no fiber mesh in the new pour. To verify and double check, a sample was also ground up, placed under microscope and no fiber-mesh was found. (Hi-Res Images are available)

7. No area of color matches any other area of color. Contractor promised in writing to, "color to match driveway" (see Written Bid). The color does not match, nor does it match color chosen at the start of the project by homeowner. Contract threw away (without permission) the sample that was applied to section of old concrete.

8. Damage to sidewalk. During demolition, contractor damaged public sidewalk, attempted to repair, but repair failed. Also stain spills on side walk.

9. Slab is not level. There are dips in the poured slab where water sits.

10. Clean up not performed. Contractor never performed promised clean up.

It is interesting to note, that even the contractor is embraced with his job, at the start of the job he put up a sign with is company name, this he removed as the problems started to show.

I would like to get the problems fixed, after consultation with several other companies it is apparent that the only way to fix them is to start again, and additionally remove the path and pour new.

Rose Concrete have walked away from job unfinished !!
