I have been in this rental property for about 4 years. I have a great landlord and property management company until the previous property management company sold its accounts off to these People, RPM Idaho. The first thing they did was send me bills for utilities the Landlord has always paid per my lease - oops, they did not read my lease. I called and had that problem corrected, but then two months later, they told me to put the utilities in my name because my lease says so, but it clearly states the Landlord pays sewer / trash, they just will not stop. The bad part about it all was they acquired 20 of my landlord's properties and briefly visited each property with pictures from the street but did not enter any properties. They immediately felt all his properties needed rental increases so they raised all 20 properties by 25 dollars more each month. Now we all want to make money as landlords and what an easier way than to just raise the rents, but these people did not enter any properties to see the inside of them looked like, and did not consider some of the tenants had just had their rent increased recently. They did not care, let's just raise ALL of them 25 dollars more per month. I will be honest, all my landlord's properties are well kept, but not "updated" or remodeled in any way. I have visited most of his properties over the years and they are all original 1950s 60s homes. My landlord thinks they know the market and took their advice to raise everyone 25 dollars / except for me of course as I am the only one that has said something. I feel like it is unprofessional of them to just simply "drive" by a property and make some kind of assesment that the rent is underpriced. And they sure don't care about the tenants, They are strictly on the "lets get most of the rent for the property side" side of business. An excellent property mgt company for a Slumlord but not for any respectable landlord.

I wrote the previous report out of quick anger and frustration. After discussing problems with Heidi, their operations manager, we were able to resolve my grievances. After meeting RPM managers and staff, I believe RPM is an honest, ethical company and I have agreed to the proper terms of my lease. They treat their tenants with respect and have earned my business.  They are sensitive to tenant and owner's needs and mean to keep in Business.
