The property management company by contract was to inspect the property every three months.   They failed to inspect the last 12 months citing the presence of dogs.   Instead of have animal control take the dogs and then conducting an inspection, they charged the tenant $50.00 and call it good.

The Tenants lease stated that they could have up to three pets.  Neigbors reported they had up to 12 dogs and a undetermined number of cats.   The dogs destroyed the yard and the inside of the house.  The police were called by the neigbors, complaining about the stench from the dog feces. 

The property management company was completely unaware of the condition or the call out of the police.  The tenant failed to pay the rent but the management company did not go to the property to check it out.

The city sent out a notice of unsanitary conditions.  Again the property management company was cluless.  

When the tenant failed to pay the rent a second month, evection process was commenced.  Once the judge approved the eviction then we had to wait for the constable to serve it. 

The following week we did a walk through with the management company represenative.   They had spent $1900.00, before we arrived, to clean up, including removing the carpet, and the place was still trashed out.  The inside smelled like a kennel.  

It has now passed the $10,000.00 point.  But the management company did nothing during the tenant stay to ensure this did not happen.

Now the Management company wants there pay $80.00 per month that the tenant did not pay and an addition three months for canceling the contract.   They get their money and I get the bill.

I would not recomend this company to anyone at all.   If I were to rent it out again I would never let in a renter with pets.   You cannot trust anyone.
