I bought my Ryland Home in September 2007. The site representative at the time was Stephen G. He was very helpful and knowledgeable in all aspects of building. He was let go for an ignorant rep.


Six months after moving into my home, I noticed the paint bubbling on the short wall of my mater bathroom walk in shower. I notified Ryland warranty and they came out and repaired what appeared to be the issue. They found that the sill plate was improperly sealed and water was leaking into that wall. All good right? NO! Five months later I hired a home inspector to inspect my home prior to the warranty expiring. They found some very minor issues. However, they checked the master bath, since I previous moisture problems. They used two different moisture meters. One being a thermo imaging and the other a probe type. They found the kick wall to have 50% moisture in the short wall and 57% to 90% moisture in the exterior wall. FYI, 17-20% moisture readings are normal for a bathroom and my exterior wall has no plumbing in it. Ryland had a company called Dri-Rite come out and they put a de-humidifyer unit in my bathroom for 2 weeks. The wall still had high moisture levels. They removed a section of the wall and the cocoon insulation was dripping wet. They removed the rest of the wall and ran the dehumidifyer for another week. They did no trouble shooting to isolate the problem, they just reinstalled new insulation and closed it up.


Here we are 1 year later at my termite bond renewal, done by the same company that the builder got the initial termite bond from. They did a mosture reading and had levels well over 20% in only that are of the external wall. They are now refusing to repair the pre-existing issue that they NEVER repaired. I have my home inspector coming back to do another thermo and probe moisture check to make one last ditch effort to get it repaired before I submit for arbitration, complaint to the state and if need be my attorney.


Ryland has completely gone down hill. There has been many other issues in my community, but I dont have enough info or first hand knowledge to report those. This company from the building manager to the site reps have no clue what they are doing and will lie right to your face.


If you live in the Durbin Crossing South HOA and have a Ryland home, get your first floor walk in shower and bathrooms checked immediately!
