I gave a call to one of  Salisburys sales agents and asked them if they could tell me how much a particular home would cost on a particular lot.  The Agent told me they could not give me any prices until I went and got pre-approved with their Lender.

WHAT?????????

I said, you mean you will not give me a price for a home until you know how much I qualify for???

And the agent said Yes.

I said that is unfreaking believable!

I am already approved with a lender and know how much I qualify for. And that amount is none of your business!

He gave me some excuse that they dont want to waste their time with people who are not qualified but that is just bologna!  I am already approved with a lender!

I told him, You just want to know how much I am qualified for so you can price the home accordingly.   He said I know it sounds weird but that's how we do it.

What a complete scam!

They want to know how much you are worth before they will give you a price!  NO ONE in the building industry does it this way!

Be VERY careful when dealing with this company!

It might make sense to make sure a consumer is qualified before writing up an offer but I wasn't writing an offer. All I was asking for is a price.  If it was an honest organization they would have the prices already written up for all to see in black and white.  Instead,  They wouldn't give me a price until they knew exactly how much I was qualified for.  No matter how you put it...It is completely underhanded and WRONG!!!!  

It would take them maybe 10 minutes to figure out a price so I disagree that it is a matter of time.

Like I said before....It wasn't even a matter of Am I qualified because I told the salesman that I am already approved with another lender and their salesman told me that I had to be pre approved with THEIR lender before he would give me a price. 

So in other words.....They wanted to know exactly how much I am worth before they would give me a price. What a completely and a total Sham!

Common sales tactic

What you experienced is not that uncommon. Depending on where this new development is located sales agents will not give you the time or day unless your pre-qualled. Now, you could go into their office with a pre-qualified letter and they would be glad to help you. What happens alot with these developments is people come who cannot afford these houses just to look around. It wastes the salespersons time and resources on a deal that does not go through. Plus, I would never get a housing quote over the phone without inspecting the property first.

   I suppose if you walked in with a suitcase full of cash, they'd have to count it before giving you a price. 

   Interesting approach.  Do they also sell used cars?
