First of all I did not choose this appraiser, my lender did. If you have a choice do I would not recommend this guy. The first report that he sent back to the lender, had to send back because it had "numerous errors" (according to the QC department with the lender). A week later we get the "corrected" report and it is $20k lower than asking price. Now I understand that not all properties appraise for asking price, but this appraiser did not do a fair market value because he did not appraise for the properties location. The appraiser did not compare this property with the others in the area (like you are suppose to do when doing an appraisal). So again, if you have a choice I would steer clear of this appraiser and go with someone that would do a better job that is not riddled with errors.

Was this appraiser ordered through an AMC?

I am asking because if your lender orders their appraisals through an AMC (Appraisal Management Company), you are very likely to get an inexperienced appraiser. Why?  Because the lender takes about 50% of the fee away from the appraiser for their own pocket.  

As a result, the appraisers with less experience take the hit on their income and "make up" for it by doing a low quality appraisal very, very fast. That way they can do more low quality appraisals to make up for the income the appraiser lost by taking an assignment through an AMC.  Just to give you food for thought - the AMC is owned either partially or wholly, by the lender that sends the appraisal request to the AMC!  In any other business this would be a conflict of interest.

If you want a good quality appraisal, then go to a lender that doesn't use an AMC.

Appraiser is not good for locations more than 10 miles away

The appraiser refused to do an appraisal that compared the property he appraised to other properties in the area. Instead he used comparatives 50 miles away or further. The lender had to end up ordering another appraisal because this appraiser refused to do the job he was hired for. I would not recommend this guy if your property is not within 10 miles of where he is, otherwise I would expect a very poorly done appraisal.

My complaint is still not resolved, but hopefully will be. The appraisal that this appraiser did was not representative, because the appraiser did not compare relative property. Again, I did not choose this appraiser. I went through a lender and had to have third party appraisal. Otherwise, I would have chosen someone with knowledge of this area. The lender is trying to resolve this with getting this appraiser to look at properties in this area. If you are not getting an appraisal in New Boston, TX or Dekalb, TX, I would still not recommend this lender. Hopefully, this can be resolved and the appraiser will do more accurate comparison.
