I am currently a resident, and will be here for two years this coming March. I am not someone whom enjoys drama, and pretty much keeps to myself for the most part. If there is an issue that I feel is out of Management's control, I do not bother them. I want to be fair, and mention the positive aspects of the apartment complex before getting into my grievances. The grounds are well kept, and manicured. There is a nice pool and a hot tub. I enjoy having a fireplace. The maintenance staff are nice and professional. So, to begin...La Valencia and it's staff has been aware of the parking issues for years, but never mentioned one word about it when I first came to visit their complex. They did not mention just how horrible the situation is when I signed my lease with them. My company van was robbed as a result of having to park off campus, and my motorcycle was vandalized twice in my own parking spot, causing me to have to invest in a video surveillance system. My son has received two parking tickets because he was forced to park in the permit parking only areas of the neighborhood. No exaggeration what's so ever, but many times I had to park as far as 1/2 mile away from the complex due to there being nothing available in the surrounding neighborhoods, and the city closed off a portion of them to non permitted vehicles. It is also frustrating as all get out to come home after a hard day at work to find there is someone parked in your space, and you are forced to find another spot off campus. I had the same person parking in my spot repeatedly, but the staff and the security refused to tow it because it had a La Valencia parking permit hanging from their mirror, albeit was for a different space that their spouse was occupying. I also witnessed my neighbor's car being towed from her own spot, and several additional auto's towed for reasons I was not aware of. Now we are expected to park our vehicles away from the complex due to the demolition and reconstruction of the parking lots, which will shrink our parking stalls, adding additional stalls, which will not be able to be used unless you are renting the most expensive apartments. If nobody is assigned these stalls, and you are caught using them, you will be towed. In the 21 months I have been here, we have lost our hot water four times, and after the fourth time, our hot water pressure has decreased by quite a bit. The pool has been closed for use several times, and once for a pretty long time. These are older buildings, and the upstairs floors creak badly, and you can hear everything and especially every step above you. With this in mind, and having even the smallest respect for your tenants, you would think that families with multiple young children would be restricted to leasing a downstairs unit...NOPE!! They moved in a family of four above me, with two little girls, approximately 6 years old, whom just love to run and jump around. As a paying tenant, don't I deserve to live in a peaceful unit. The units have been upgraded with things like crown mouldings in the living room and dining room, and the usual flat doors replaced with hollow core colonial panel doors, but poorly fitted and painted. At first glance looks pretty nice, but after moving in, you find they just basically slapped lipstick on a pig. The drawer facings are not attached well, and one side constantly comes apart. It is obvious the cheapest of materials are used. I wont bother getting into the conditions of the laundry rooms, and the constant complaints of vandalism and thefts, because that happens at almost all apartment complexes. My biggest problem has been with the complex management team. After several failed attempts to get them to assist me with some problems I was experiencing late nights, I no longer bring any grievances to them, as I have zero confidence in their ability or willingness to assist me. I have had them threaten me on more than one occasion with penalty fees, the most recent for not returning a parking permit, when they hadn't ever requested the return of the permit...am I supposed to read their minds? The project is not finished..why would I believe I needed to return it yet?? 9/21/16 Things have only gotten worse since my initial submission.
